Job summary

Capstone On-Campus Management is seeking a Maintenance Lead Technician for Seattle University. This full-time role oversees campus housing maintenance, coordinating contractors across HVAC, electrical, plumbing, and general repairs to keep facilities safe and functional.

You will report to the Director of Operations, participate in after-hours on-call rotations, manage budgets and inspections, and ensure compliance and resident satisfaction.

Qualifications

  • High school diploma or GED required.
  • 3-4 years’ experience in general maintenance or facilities management.
  • Experience supervising facilities staff and custodians.
  • Experience in student housing or facilities management.
  • Experience with plumbing, electrical, HVAC, carpentry, and painting.
  • Must have troubleshooting and diagnostic skills.
  • Knowledge of safety practices, materials handling and inventory control.
  • Experience with crisis management and on-call responsibilities.
  • Excellent attention to detail and organizational skills.
  • Strong written and verbal communication skills.
  • Ability to manage multiple priorities and meet deadlines.
  • MS Word, Excel, and Outlook proficiency.
  • Able to participate in after-hours on-call rotation and respond within 40 minutes.
  • Able to lift up to 50 pounds.

Responsibilities

  • Reports to the Assistant Director of Operations on maintenance issues.
  • Develops maintenance programs for interior/exterior repairs.
  • Manages monthly pest control efforts.
  • Responds to maintenance requests within 24 hours.
  • Oversees contractors and inspects work for quality.
  • Oversees quarterly HVAC inspections and filter changes.
  • Assists with on-call duty scheduling and rotation.
  • Maintains work order system.
  • Assists with budget preparation.
  • Reviews bids and assists in project planning.
  • Ensures compliance of facility systems including sprinklers and fire alarms.
  • Performs general repairs and minor electrical work.
  • Monitors gates, fire alarm, access doors and cameras.
  • Coordinates with staff during building turns.
  • Oversees post-occupancy damage inspections and contractor performance.
  • Maintains inventory and secure storage areas.
  • Orders parts, appliances, and furniture.
  • Conducts daily site inspections and monthly property checks.
  • Collaborates with Porter on larger projects.
  • Other duties as assigned.

Location: Cornish Commons at Seattle University

Compensation : $35.00- $37.00 per hour and a comprehensive benefits package

Summary

The Maintenance Lead is responsible for coordinating and supervising the work of contractors in the general maintenance and upkeep of building facilities and equipment for the student housing community. Duties include but are not limited to general maintenance, HVAC, electrical, plumbing, advanced supervision of all major trades and facility compliance , participation in emergency after-hours on-call rotation , budget management and resident satisfaction. Projecting a professional image through interactions with all internal and external customers is essential.

Duties and Responsibilities
  • Reports to Assistant Director of Operations regarding maintenance and facility issues and other community topics as needed.
  • Develops and implements interior and exterior maintenance programs to ensure quality repairs.
  • Manages monthly pest control efforts.
  • Responds to all maintenance requests within 24 hours.
  • Oversees all work performed by various contractors for renovations/repairs and inspects upon completion to ensure quality workmanship.
  • Oversees quarterly inspections of the HVAC units and filter change as required by manufacturer of the system.
  • Assists in the creation of the on-call duty schedule and participates in rotation.
  • Maintains work order system.
  • Assists with budget preparation.
  • Assists in project bid review and creation.
  • Oversees building facility compliance systems and ensures compliance, including sprinkler and fire alarm systems.
  • Performs general furniture repair, painting during non-turn periods, general plumbing, some appliance repair and minor electrical repairs.
  • Monitors garage gates, fire alarm , access doors, breezeway accountability and camera systems.
  • Collaborates with Assistant Director of Operations with scheduling of contractors and staff during the turn process.
  • Oversees damage inspections when units are vacated throughout the year.
  • Monitors contractors for quality workmanship.
  • Maintains inventory of tools, cleaning supplies, and equipment. Organizes and secures all maintenance storage units, shop and maintenance office .
  • Orders parts, appliances and furniture to ensure appropriate par levels are maintained.
  • Conducts daily general site inspections and specific monthly inspections of the entire property.
  • Co works and collaborates alongside Porter position to complete larger building projects as necessary.
  • Other duties as assigned.

  • Working knowledge of Microsoft Word, Excel, and Outlook.
  • Be able to participate in an after-hours on-call duty rotation and respond to the campus within 40 minutes.
  • Ability to move and lift to 50lbs and navigate up and down stairs.

Monday-Friday 8:00am-5:00pm. Overtime and weekends turning peak building turn. Participation in on- call facility/ maintenance rotation (must be able to respond to the building within 40 minutes).
