Job Title: Maintenance Technician
Job Summary
The Maintenance Technician oversees the general upkeep of the building and its infrastructure. Responsibilities include maintaining building operations, ensuring safety and functionality, managing technical repairs such as HVAC inspections and fixes, aesthetic maintenance like painting and landscaping, routine and emergency repairs, and installing new equipment and building upgrades as per owner requests.
Essential Job Functions
- Perform general maintenance of the facility and grounds, including pools, hot tubs, and common areas.
- Implement preventative measures to reduce future problems.
- Identify and fix potential safety hazards to prevent injuries.
- Responsible for snow removal, focusing on quality and timeliness.
- Operate small loaders with mounted snowplows or pushers safely and efficiently.
- Complete assigned tasks, reporting time and materials used.
- Operate and care for equipment, vehicles, and tools.
- Perform general maintenance repairs within skill sets, such as painting, carpentry, appliance repair, plumbing, and electrical work.
- Conduct routine maintenance and inspections of units.
- Perform other duties as assigned by the Assistant General Manager.
- Be willing to take on-call shifts.
Experience, Education, and Qualifications
- Minimum of 3 years of maintenance experience, including electrical and plumbing.
- Hardworking and ethical.
- Valid driver’s license required.
- Pool and Hot Tub certifications are a plus; if not certified, certification will be provided within 60 days at our expense.
- Knowledge of electronic work order systems.

- Basic electrical wiring skills for building electrical issues.
- Carpentry skills for basic repairs.
- Groundskeeping skills for outdoor maintenance and snow removal.
- Interpersonal skills for professional interaction with employees, guests, and board members.
- Strong communication skills for effective dialogue with management.

- Physical stamina for active work shifts.
- Excellent recordkeeping skills for work logs and inspections.
- Experience as a general laborer or in building services is advantageous for higher pay.

- Ability to work in all weather conditions.
- Must be punctual and reliable.
