Position Summary
The Maintenance Lead is responsible for performing and overseeing a variety of maintenance and repair activities for buildings, equipment, and grounds. This position serves as the lead maintenance employee, providing day-to-day direction and support to Maintenance Technicians, coordinating maintenance activities, managing preventive maintenance programs, overseeing parts inventory and purchasing, and ensuring maintenance work orders are completed accurately and efficiently. Responsibilities include carpentry, electrical, plumbing, glazing, masonry, painting, grounds maintenance, and other facility-related repairs.
Job Responsibilities
- Leadership & Coordination: Provide day-to-day direction, guidance, and support to Maintenance Technicians; prioritize and assign maintenance tasks; assist with training and development; coordinate maintenance activities to ensure timely completion of work.
- Work Order Management: Create, assign, track, document, and close maintenance work orders; maintain accurate maintenance records; coordinate preventive and corrective maintenance schedules.
- Parts Inventory & Purchasing: Maintain maintenance parts and supply inventories; monitor stock levels; identify critical spare parts; order parts, tools, and supplies from approved vendors to support maintenance operations and minimize equipment downtime.
- Carpentry: Performs basic rough and finished carpentry repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves.
- Glazier: Removes broken glass, putty, or plastic; replaces windows and door hardware; replaces glass for windows, doors, and light fixtures.
- Electrical: Performs basic electrical repair work for switches, outlets, plugs, cables, appliances, and lighting systems; reports unsafe electrical conditions.
- Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts; maintains drinking fountains; repairs, replaces, and maintains hot water heaters and other appliances.
- Painting: Applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; removes or paints over graffiti; repairs wall coverings.
- Grounds Maintenance: Maintains grounds in a clean, safe, and orderly manner including mowing, trimming, weeding, aerating, minor pest management, composting, and fertilizing lawns; replaces plants as needed; sets sprinklers; replaces broken sprinkler heads; adjusts automatic time clocks and system pressure if necessary; cleans debris from grounds, pathways, and parking lots; maintains grounds maintenance equipment; prunes trees and shrubs.
- Masonry: Lays forms, mixes, pours, finishes, and repairs concrete for sidewalks, pavers, ramps, and slabs.
- Performs other maintenance, facility improvement, and continuous improvement projects as assigned.
- Promotes and enforces safe work practices and compliance with company policies and procedures.
Position Requirements/Qualifications
- Knowledgeable in methods used in maintenance, including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping (including sprinkler systems and pest management).
- A minimum of two years' experience with appliance repairs and electrical wiring, plus the use and maintenance of hand tools and gas-powered equipment.
- Prior experience leading, coordinating, or directing maintenance personnel preferred.
- Experience with maintenance work order systems, inventory control, and parts procurement preferred.
- Basic understanding of math (add, subtract, multiply, and divide), along with the ability to read blueprints is required.
- Well versed in standard safety practices and procedures in the maintenance and repair of building facilities.
- Strong organizational, communication, and problem-solving skills.
- High School Diploma/GED required.
- Higher education/certification in a related field is preferred.
