Job summary

DCS MAINTENANCE III

Under limited supervision, performs advanced maintenance work in the repair, maintenance, installation, inspection, and preventive maintenance of district facilities, equipment, and building systems. Independently performs complex maintenance assignments requiring advanced technical knowledge and specialized expertise in one or more building trades or building systems. Serves as a technical resource by providing guidance, mentoring, and specialized support to maintenance personnel. Assigned work may emphasize one or more building trades based on department needs, employee qualifications, and operational requirements. Reports to the Director of Facilities.

ESSENTIAL JOB FUNCTIONS

  • Performs advanced maintenance, repair, installation, inspection, and preventive maintenance of district facilities, equipment, and building systems.
  • Inspects district facilities, buildings, equipment, and building systems to identify maintenance needs and help ensure safe, functional, and well-maintained facilities.
  • Independently diagnoses and resolves complex maintenance problems involving district facilities, equipment, and building systems.
  • Performs advanced repairs, specialized maintenance assignments, renovations, and complex installation projects.
  • Performs preventive maintenance activities to reduce future maintenance issues and extend the useful life of district facilities, equipment, and building systems.
  • Operates hand tools, power tools, testing equipment, machinery, lifts, and district vehicles safely and effectively.
  • Responds to emergency maintenance situations and restores facilities and building systems to safe operating condition.
  • Provides technical guidance, mentoring, and specialized assistance to maintenance personnel in assigned areas of expertise.
  • Assists with planning, coordinating, and completing complex maintenance projects.
  • Completes assigned work orders and maintains required maintenance records.
  • Participates in required safety training and professional development.
  • Performs other related duties as assigned.

KNOWLEDGE, SKILLS AND ABILITIES

  • Thorough knowledge of building maintenance practices, methods, materials, tools, equipment, building systems, and applicable safety procedures.
  • Thorough knowledge of one or more specialized building trades, building systems, codes, regulations, diagnostic procedures, and advanced repair techniques.
  • Ability to independently diagnose, troubleshoot, and resolve complex maintenance and building system problems.
  • Ability to read and interpret blueprints, schematics, technical manuals, specifications, and related technical documentation.
  • Ability to safely operate hand tools, power tools, testing equipment, maintenance equipment, and district vehicles.
  • Basic computer skills and the ability to use district software to complete work orders, maintenance records, and other assigned documentation.
  • Ability to plan, prioritize, and complete complex maintenance assignments with considerable independent judgment.
  • Ability to provide technical guidance, mentoring, and training to maintenance personnel.
  • Ability to establish and maintain effective working relationships with supervisors, coworkers, vendors, contractors, school personnel, and other stakeholders as necessitated by work assignments.
  • Ability to work safely and effectively in a variety of indoor and outdoor environments.

MINIMUM TRAINING AND EXPERIENCE

High school diploma or equivalent. Considerable experience in building maintenance, construction, or a skilled trade preferred. Completion of trade-related training or industry certifications is preferred.

SPECIAL REQUIREMENTS

Must possess and maintain a valid North Carolina driver's license.

State licensure, advanced trade certification, and/or equivalent specialized experience demonstrating advanced technical expertise may be required based on assigned duties and district needs.

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED

TO PERFORM ESSENTIAL JOB FUNCTIONS

Physical Requirements : Must be able to operate a variety of hand tools, power tools, testing equipment, ladders, lifts, and maintenance equipment used to inspect, maintain, repair, and install district facilities, equipment, and building systems. Work requires frequent standing, walking, bending, kneeling, crouching, climbing, reaching, pushing, pulling, and lifting. Must be able to safely lift and move tools, equipment, building materials, and other maintenance-related items weighing up to 50 pounds frequently and up to 100 pounds occasionally, with or without assistance as appropriate. Physical requirements are consistent with those for Medium to Heavy Work.

Conceptual Awareness : Requires the ability to compare and judge readily observable information, recognize differences in size, shape, and form, and identify maintenance needs and equipment conditions.

Interpersonal Communication : Requires the ability to speak and/or signal people to exchange information. Includes receiving and providing work-related instructions and information.

Language Ability : Requires the ability to read and interpret work orders, operating instructions, safety procedures, technical manuals, blueprints, schematics, and related documents. Requires the ability to prepare basic records and communicate effectively both orally and in writing.

Intelligence : Requires the ability to analyze maintenance problems, identify appropriate repair methods, and exercise sound judgment while following established policies, procedures, and safety standards.

Verbal Aptitude : Requires the ability to communicate effectively in standard English.

Numerical Aptitude : Requires the ability to apply basic mathematical concepts and measurements related to maintenance and repair work.

Motor Coordination & Dexterity : Requires the ability to coordinate hands, eyes, and feet to safely operate tools, equipment, machinery, and vehicles.

Visual and Spatial Aptitude : Requires visual acuity and spatial awareness to inspect facilities and equipment, interpret diagrams and blueprints, visualize repairs, and distinguish size, shape, distance, color, and other visual details necessary to safely perform assigned duties.

Interpersonal Temperament : Requires the ability to work independently and as part of a team, respond appropriately to changing priorities and emergency situations, and maintain effective working relationships with supervisors, coworkers, school personnel, vendors, and the public.

Physical Communication : Requires the ability to talk and hear. Must be able to communicate effectively in person and by telephone as required.
