Job summary

Summary of Position: The Maintenance II role is a full-time, on-site position based in Columbia, MO. This role is responsible for performing routine and advanced maintenance tasks across residential properties, including inspecting units and common areas, identifying repair needs, and completing work orders in a timely manner. Daily activities may include repairing plumbing fixtures, electrical components, HVAC units, appliances, doors, windows, and interior finishes, as well as performing carpentry, minor painting, and grounds upkeep. The Maintenance II team member will conduct preventive maintenance on equipment and building systems to reduce service interruptions, ensure safety, and extend asset life. The role also involves troubleshooting problems, responding to emergency maintenance requests, and communicating courteously with residents and staff while following all safety, regulatory, and organizational guidelines.

Major Responsibilities Include:

• Performs required planned and corrective maintenance to building surfaces, fixtures, systems, and equipment, in coordination with other maintenance staff.
• Performs electrical and plumbing systems planned maintenance tasks such as inspecting plumbing fixtures for leaks and repairs, checking drain lines, checking appliances, repairing faucet washers, seats, stems, spigots, and hardware; resetting commodes, tubs, and sinks; repairing water leaks, replacing and/or repairing flush valves or flush tank hardware; and clearing clogged drains and soil lines.
• Performs such carpentry work as hanging doors and installing windows, replacing/repairing door and window hardware, reglazing, installing and/or repairing cabinets and handrails; repairing roofs, gutters, and downspouts; replacing floor tiles and patching and plaster walls and ceilings.
• Performs such plastering and sheetrock repair as mixing plaster and drywall mud, removing old plaster and lathe; installing lathe, ground coat and white coat; installing and repairing drywall, bends and feathers edges to match surrounding surfaces.
• Performs such painting tasks as preparing surfaces for painting by patching plaster holes, sanding, scraping, or masking; painting with brushes, rollers or sprayers; performing touch-up painting after work in an area; spot painting metal surfaces for corrosion control, etc.
