Summary

This position is primarily responsible for assisting the Property Manager and/or the Maintenance Supervisor/III in maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The role also includes assisting in identifying and correcting property issues and implementing preventive procedures.

Essential Duties and Responsibilities

Core duties include:

  • Conducting all business in accordance with company policies, laws such as OSHA, ADA, Fair Housing.
  • Documenting resolutions to work orders.
  • Performing maintenance and repairs, ensuring tasks are completed correctly and timely.
  • Assisting in troubleshooting maintenance problems and recommending corrections.
  • Gathering bids and procuring outside services or vendors for repairs.
  • Remaining available for work orders and routine maintenance.
  • Maintaining grounds and immediate property safety, reporting hazards promptly.
  • Keeping accurate maintenance and expenditure records.
  • Scheduling and performing routine maintenance on equipment.
  • Inspecting and maintaining tools and inventory.
  • Ensuring safety hazards are identified and addressed, using safety equipment properly.
  • Maintaining a safety-first attitude and performing safety-related duties.
Qualifications

High school diploma or GED, or 1-3 years related experience. Trade certificates in HVAC, electrical, plumbing preferred. Valid driver’s license and insurance required.

Skills and Abilities
  • Ability to perform duties under pressure, communicate effectively, and inspect property thoroughly.
  • Knowledge of tools and safety procedures.
  • Availability for on-call duties, weekends, and emergencies.
Physical Demands

Regularly required to stand, walk, handle tools, reach, climb, and stoop. Must lift up to 50 pounds frequently and up to 100 pounds occasionally.

Work Environment

Frequent exposure to outside weather, moderate noise, occasional airborne particles.
