Summary

This position is primarily responsible for assisting the Property Manager and/or the Maintenance Supervisor/III in maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The role also includes anticipating, identifying, and correcting property issues and helping implement preventative procedures.

Essential Duties and Responsibilities
  1. Conduct all business in accordance with company policies, procedures, and applicable laws (e.g., OSHA, ADA, Fair Housing).
  2. Document resolutions to all work orders.
  3. Perform maintenance and repair tasks, ensuring all make-ready repairs are completed correctly and on schedule.
  4. Assist in troubleshooting maintenance problems and recommend corrections.
  5. Assist in obtaining bids and procuring outside services or vendors for repairs.
  6. Remain available for work orders and routine maintenance tasks.
  7. Maintain accurate records of preventive maintenance, work orders, expenditures, and property conditions.
  8. Keep grounds neat, free of litter, and perform groundskeeping as needed.
  9. Monitor property conditions and report unsafe conditions immediately.
  10. Ensure safety protocols are followed, including the use of safety equipment and hazard reporting.
  11. Perform work area cleanup and safety duties.
Qualifications
  • High school diploma or GED; or 1-3 years related experience.
  • Trade school certificates in HVAC, electrical, or plumbing preferred.
  • Valid driver’s license and insurance.
  • Ability to perform duties under pressure, communicate effectively, and inspect property.
  • Knowledge of safety procedures and tools.
  • Availability for on-call work, weekends, and emergencies.
