Job summary

Woodlands-Senior-Living-1 in Waterville, ME is seeking a dedicated maintenance position to care for the interior and exterior of the facility and its grounds. Responsibilities

  • Plans, oversees and performs routine maintenance and repair on facility equipment and grounds.
  • Monitors day-to-day operations of maintenance dept. and preventive maintenance schedules.
  • Performs grounds maintenance including landscaping, parking areas, and snow removal.
  • Cleans windows and surfaces; replaces burned-out lights and maintains lighting.
  • Maintains HVAC/heating and cooling units and performs safety inspections.
  • Performs janitorial duties as needed and ensures resident rights are respected.
  • Maintains confidentiality and ensures safety and infection control policies.

Purpose of Job Position

The primary purpose of your job position is to, under the supervision of the Executive Director, maintain the interior and exterior of the building, equipment, and grounds, in accordance with current applicable federal, and state and local regulations, established standards, and with company policies and procedures to ensure that such is kept clean, in good repair, and reasonably attractive.

Duties and Responsibilities
  • Plans, oversees the implementation of and performs routine maintenance and repair on the facility and equipment including basic plumbing, plastering, electrical, carpentry, mechanical, etc. as necessary and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Monitors and directs the day to day operations of the maintenance department, including but not limited to compliance with preventive maintenance schedules.
  • Performs routine maintenance on grounds, parking areas, driveways, etc. including cutting, mowing, watering, trimming, policing, sweeping, snow removal etc., as necessary and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Cleans indoor and outdoor windows/screens as necessary and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Replaces burned out light bulbs, including exit lights, overhead lights, fluorescent lights, room call lights, outdoor lights, etc. as necessary and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Services heating and cooling units/systems, as specified by the manufacturer, as needed and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Performs janitorial duties to include floor/carpet cleaning, refuse disposal, etc. as needed and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Conducts routine inspection of company vehicles and schedules all general repairs, routine service and preventive maintenance.
  • Conducts and documents monitoring activities for facility fire safety systems and equipment as necessary and as directed by Administrator/Supervisor and/or company maintenance schedule.
  • Participates in the evaluation of maintenance technicians as directed by the Executive Director.
  • Participates in safety and other committees as directed by the Executive Director.
  • Organizes workload to accommodate resident needs and to ensure that all assigned tasks are completed.
  • Performs services in recognition of each resident’s rights.
  • Maintains confidentiality of each resident’s protected health information.
  • Respects each resident’s right to refuse all care.
  • Respects each resident’s right to be treated with dignity and respect at all times.
  • Respects each resident’s right to be free from abuse, neglect or exploitation.
  • Respects each resident’s right to privacy, consideration and respect.
  • Respects each resident’s right to communicate privately with person of his/her choice and to privacy when visiting or talking on the telephone.
  • Respects each resident’s right to be free from discrimination.
  • Immediately reports all complaints, grievances or allegations of resident rights violations observed or made by residents/legal representatives, family members, visitors or other employees to the Administrator/Supervisor/Person in Charge.
  • Conducts orientation and/or training as directed by the Administrator/Program Coordinator.
  • Attends required continuing education programs (in-services) to ensure that knowledge of issues affecting the elderly, and facility policies and procedures is maintained.
  • Follows all established safety and infection control policies and procedures in carrying out duties.
  • Uses appropriate personal protective/safety equipment and procedures.
  • Stores items appropriately (e.g. heavy items on lower shelves) and utilizes proper body mechanics to prevent strains.
  • Uses only that equipment for which she/he has received specific training. When using equipment, follows manufacturer’s recommendations for use.
  • Follows manufacturer recommendations in preparing, using, storing and disposing of chemicals.
  • Reports any occupational exposures to the person in charge and/or the Administrator/Program Coordinator.
  • Immediately reports all accidents/incidents and injuries to the Administrator/Supervisor/Person in Charge and completes required incident reports.
  • Monitors for and immediately reports unsafe/hazardous conditions/equipment in accordance with established facility policies and procedures.
  • Uses company equipment in a manner that promotes cost-savings and ongoing operation of equipment.
  • Uses equipment in accordance with manufacturer’s recommendations and only after training is provided.
  • Cleans and /or stores equipment/supplies properly after each use.
  • Maintains order, safety and security of all storage area(s).
  • Monitors and reports need for replacement of equipment/supplies in accordance with established policies and procedures.
  • Behaves and communicates in a manner that promotes a positive work atmosphere.
  • Performs all other related duties as assigned by the person in charge or the Administrator/Program Coordinator.
Working Conditions
  • Frequent standing and walking on carpeted and/or concrete floors.
  • May be subject to frequent interruptions, emotionally upset persons, injury from falls, burns, dust, odors, chemicals and exposure to infectious wastes and diseases, including, but not limited to AIDS and Hepatitis –B.
  • Works beyond normal duty hours, on weekends and in other positions when assigned or necessary. Participates in maintenance on-call rotation as designated by Administrator/Supervisor.
  • Is subject to callback during emergency conditions (i.e., severe weather, evacuations, post-disasters, etc.).
Requirements
Specific Requirements
  • Must be at least 18 years of age.
  • Must be able to read, write, speak, and understand the English language.
  • Must be able to follow oral and written instructions.
  • Must have a basic knowledge of mechanical equipment, carpentry and general maintenance procedures.
  • A current, valid license to operate a vehicle in the state of Maine and a driving record that is satisfactory to the company may be required.
  • Must complete a criminal history record check to the satisfaction of the company.
  • Must provide proof of immunization for MMR (measles, mumps, and rubella) and varicella (chickenpox)
  • Must not pose a direct threat to the health or safety of other individuals in the workplace.
