Description

SUMMARY:

Provides necessary building and equipment repairs including plumbing, carpentry, refrigeration, heating and cooling and grounds maintenance. Maintains sanitation and safety standards and maintains equipment to code.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Monitor proper water temperatures and status of water softener.
  2. Implement all necessary inspections and repairs required by preventative maintenance program.
  3. Preventive maintenance on any equipment including vehicles, appliances, and dryer vents
  4. Check and cleans exhaust ventilators heating and air conditioning units and respective filters and air handlers.
  5. Repairs when appropriate of electrical systems, plumbing and air conditioning systems, appliances, furniture and other equipment.
  6. Replace light bulbs and move furniture as needed.
  7. Perform touch-up tasks such as painting and patching walls.
  8. Check the emergency power generator system daily and test system regularly.
  9. Perform any other related tasks as seen fit by department director.
  10. Maintain work area in clean, safe, orderly manner.
  11. Maintain constant supervision of hazardous equipment.
  12. Assures that residents’ rights and family requests are maintained at all times, reporting suspected deviations to an immediate supervisor.
  13. Responsible for snow, ice, and leaves removal, lawn care/mowing, and equipment maintenance.
  14. Monthly checks on fire extinguishers and smoke detectors.
  15. Document all maintenance work performed in facility and report to supervisor.
  16. Keep tools in locked storage areas.
  17. Recommend capital improvement as they become evident.
  18. Adhere to universal precautions and OSHA compliance.
  19. Accompany department director during inspections.

20. Assist and supervise performance of outside contractors for necessary repairs.

21. Assist in conducting monthly drills and record keeping.

22. Be available to answer questions and provide support on equipment.

23. Treat residents, family members, and employees fairly and with kindness, dignity, and respect.

24. Perform all tasks in accordance with established policies and procedures and in a timely manner.

25. Be flexible, receptive, and adaptive to change.

26. Exhibit teamwork with all employees and holds others accountable in delivering the best customer service

27. Present a professional appearance and serve as a role model.

28. Grievances and complaints are reported appropriately.

29. Report to work on time when scheduled.

Requirements
QUALIFICATIONS

Must have valid driver’s license and be at least 21 years of age.

EDUCATION and/or EXPERIENCE
  1. A high school diploma and preferably a trade school certificate.
  2. Five years maintenance experience preferably in a healthcare field.

  2. Requires dexterity to maneuver equipment.

  5. May require prolonged periods of sitting or standing.
  6. Must be able to push/pull up to 100 pounds.
  7. Must be able to remember multiple assignments and concentrate.
  8. In the event of an emergency, must be able to assist with resident evacuation.
WORK ENVIRONMENT

Primarily works indoors in controlled climate setting. Occasional exposure to seasonal conditions in outside weather, hot or very cold to repair roof, air conditioning or other property as needed. There is exposure to grease, oil, dust and hazardous chemicals and electrical equipment. There is risk to exposure to loud or unpleasant noises from machinery, vacuuming, drilling, sawing, hammering, etc. There is some stress of working with tools and machinery and in confined spaces.
