Job summary

Milestone is seeking an experienced Director of Maintenance to lead all maintenance, repair, and upkeep across our senior living communities. You will oversee maintenance and housekeeping staff, coordinate with vendors, and ensure safety and regulatory standards are met to provide safe, well-maintained living spaces for residents.

You will develop preventative programs, supervise tasks, and control labor within budget while fostering teamwork and a safe work environment for residents and staff.

Qualifications

• High School Diploma or equivalent required; associate or bachelor’s preferred for advancement.
• Minimum three years in maintenance with leadership experience.
• Valid State Driver’s License for travel between communities.
• Strong communication, planning, and problem-solving skills.
• Ability to meet safety and regulatory requirements for senior housing.

Responsibilities

• Develop and maintain a preventative maintenance program for HVAC, fire alarms, generators, and more.
• Conduct quarterly property walk-throughs and coordinate with vendors to address needs.
• Prioritize work orders within budget and company standards.
• Ensure building codes, OSHA, EPA, SDS, and fire regulations are met.
• Hire, coach, train, and evaluate maintenance staff; manage labor budgets.
• Inspect move-in/out readiness and maintain exterior areas, landscaping, and waste management.
• Repair plumbing, electrical, and other issues within safety standards.
• Review SDS and implement chemical safety precautions; respond to emergencies.
