Job Summary:

Active member of the management team assisting the Executive Director in managing the community. Ensures the maintenance department operates according to company policies and within budget to meet resident and staff needs. Performs maintenance and repairs, maintains grounds, and ensures safety and physical integrity of the building. Coordinates with outside contractors as needed and supervises laundry and housekeeping staff. Establishes and monitors preventative maintenance programs.

Essential Functions:
  • Promote the community's mission and values to residents, visitors, staff, and the community.
  • Actively participate in growing community occupancy through positive interactions.
  • Perform duties with a positive attitude.
  • Manage the maintenance department within policies and budget.
  • Perform routine maintenance and repairs on property and systems.
  • Ensure safety and hazard-free work environments.
  • Develop staffing and scheduling plans for maintenance and housekeeping.
  • Supervise trash removal and sanitation efforts.
  • Maintain key systems and safety procedures, including fire safety plans and drills.
  • Order supplies and manage vendor relationships for maintenance services.
  • Oversee outside vendors for landscaping, repairs, inspections, and renovations.
  • Maintain company vehicles and liaise with local fire and inspection agencies.
  • Track budgets and ensure confidentiality of resident information.
  • Interview, train, and assess staffing needs.
  • Coordinate resident moves and participate in the Manager-On-Duty program as needed.
Qualifications:
  • Knowledge of maintenance functions, OSHA standards, fire codes, and safety regulations.
  • Effective communication skills in English.
  • High school diploma or GED preferred.
  • Minimum four years maintenance experience, preferably in healthcare.
  • HVAC certification preferred; valid driver’s license required.
