Summary:

Active member of the management team, assisting the Executive Director in managing the community. Ensures the maintenance department operates according to policies and within budget, meeting resident and staff needs. Performs maintenance and repairs, maintains grounds and building safety, and works with outside contractors. Supervises laundry and housekeeping staff and establishes preventative maintenance programs.

Essential Functions, Duties, and Responsibilities:

The following are representative of the duties encountered in this role. This list is not exhaustive and other duties may be assigned:

  1. Promote the mission and core values of the Residence and LCB Senior Living.
  2. Actively participate in growing community occupancy by engaging with potential residents and their families.
  3. Perform all duties with a positive attitude.
  4. Operate the Maintenance Department in accordance with policies and within budget.
  5. Maintain residence property and grounds routinely.
  6. Perform repairs on building systems and equipment.
  7. Ensure a hazard-free work environment and adherence to safety regulations.
  8. Develop staffing and scheduling for housekeeping and laundry services.
  9. Supervise trash removal and sanitation efforts.
  10. Maintain the in-house key system.
  11. Participate in training and orientation sessions.
  12. Follow safety procedures and chair the Community Safety Committee.
  13. Replace lighting and maintain fire safety protocols, including drills.
  14. Order and manage maintenance supplies and oversee outside vendors.
  15. Maintain company vehicles and liaise with fire and inspection agencies.
  16. Maintain the E-call system and track budgets.
  17. Respect residents' rights and confidentiality.
  18. Interview and train maintenance and housekeeping staff.
  19. Assess staffing needs and coordinate resident moves.
  20. Participate in the Manager-On-Duty program as needed.
  21. Perform other related duties as assigned.
Qualifications:
  • Knowledge of maintenance functions, OSHA standards, fire codes, and safety regulations.
  • Effective communication skills in English.
  • High school diploma or GED preferred.
  • Minimum four years of maintenance experience, preferably in healthcare.
  • HVAC certification preferred; valid driver’s license required.
