Job summary

DP Management, LLC. in Omaha, NE is seeking an experienced Maintenance Director to oversee all property maintenance across our portfolio. You will manage staff, coordinate vendor services, and develop preventive maintenance programs to keep buildings safe, efficient, and well maintained.

Qualifications

• Experience in building or property maintenance management.
• 3–7 years of maintenance or facilities experience.
• Supervisory or leadership experience preferred.
• Must have a valid driver’s license and clean driving record.
• Ability to commute between properties as needed.

Responsibilities

• Oversee and coordinate all building maintenance operations across properties.
• Lead, train, schedule, and supervise maintenance staff.
• Develop and implement preventative maintenance programs for all systems.
• Inspect properties regularly to identify needed repairs, safety issues, and opportunities for improvement.
• Manage repairs related to lighting, plumbing, HVAC, electrical, and building systems.
• Oversee HVAC servicing, seasonal inspections, and filter changes.
• Coordinate snow removal, ice control, landscaping, mowing, and grounds maintenance.
• Oversee parking lot maintenance including patching, crack filling, striping, and lighting controls.
• Manage painting, safety markings, ceiling tile replacement, and general building upkeep.
• Ensure proper opening and closing of sprinkler systems based on seasonal needs.
• Coordinate vendor services and negotiate contracts as needed.
• Ensure compliance with safety regulations, building codes, and company standards.
• Assist with budget planning, cost control, and maintenance forecasting.
• Support residents and tenants by responding to maintenance concerns in a professional and timely manner.
• Other duties as assigned.
