Rosewood Manor Rest Home in Harwich, MA seeks a dependable Maintenance Director to oversee maintenance, safety, and upkeep of our facility and grounds. The role is hands-on and requires coordinating with management, staff, vendors, inspectors, and contractors.

The candidate will manage day-to-day operations, preventative maintenance, and safety systems, while ensuring compliance with MA requirements and facility policies. Strong organizational and problem-solving skills are essential.

Qualifications

• Experience in building maintenance or facilities management.
• Knowledge of general building maintenance and repairs.
• Familiarity with MA building, fire, health, and long-term-care requirements.
• Ability to troubleshoot problems and know when to hire a contractor.
• Independent work and prioritizing multiple requests.
• Strong organization and recordkeeping.
• Dependable attendance and response to emergencies.
• Safe use of hand and power tools.

Responsabilités

• Identify maintenance and safety concerns and address issues promptly.
• Maintain the preventive maintenance schedule and documentation.
• Maintain building systems; coordinate service when needed.
• Perform general repairs (plumbing, carpentry, electrical, painting, drywall).
• Respond to maintenance emergencies.
• Assist with fire and life-safety systems inspections and vendor coordination.
• Maintain inspection, repair, and vendor records.
• Coordinate and supervise outside contractors.
• Obtain estimates and assist evaluating repairs/replacements.
• Assist with snow/ice removal and seasonal groundskeeping.
• Maintain inventory of supplies and equipment.
• Assist with emergency preparedness.
• Work with Administrator and department heads on maintenance concerns.
• Prepare facility for regulatory inspections and fix deficiencies.
• Ensure environment complies with MA requirements and Rosewood policies.
• Communicate professionally with residents, families, staff, vendors, inspectors, contractors.
