Job summary

The W Group is seeking an experienced Maintenance Director to lead all maintenance operations at our New York facility. The ideal candidate is hands-on with strong skills across carpentry, plumbing, electrical, and HVAC, and is committed to keeping the facility safe, compliant, and comfortable for residents.

The role requires overseeing preventive maintenance, safety compliance with NYS health and life safety standards, managing a maintenance team, coordinating vendors, and supporting budgeting

Qualifications

• 5+ years of building maintenance experience, including supervisory role
• Experience in assisted living, healthcare, or a similar residential setting preferred
• Working knowledge of building systems and fire and life safety codes

Responsibilities

• Oversee interior and exterior maintenance, repairs, and upkeep of the facility and grounds
• Develop and manage a preventive maintenance program for building systems including HVAC, electrical, plumbing, and generators
• Ensure the facility meets NYS Department of Health, fire, and life safety requirements and prepare for inspections
• Conduct safety tours and address hazards promptly
• Hire, train, schedule, and supervise the maintenance team
• Manage relationships with outside vendors and contractors, including quotes and oversight
• Maintain maintenance logs, work orders, and compliance records
• Assist with budgeting and purchasing of supplies and equipment
• Respond to building emergencies and be available for on-call coverage

Maintenance Director

The W Assisted Living Management Company is seeking an experienced Maintenance Director to lead all maintenance operations at our facility. The ideal candidate is a hands-on leader with strong technical skills across carpentry, plumbing, electrical, and HVAC, and a commitment to keeping our facility safe, compliant, and comfortable for our residents.

JOB RESPONSIBILITIES:

• Oversee all interior and exterior maintenance, repairs, and upkeep of the facility and grounds

• Develop and manage a preventive maintenance program for building systems, including heating, cooling, plumbing, electrical, and emergency generators

• Ensure the facility meets all NYS Department of Health, fire, and life safety requirements, and prepare for inspections and surveys

• Conduct regular safety tours of the building and grounds and address any hazards promptly

• Hire, train, schedule, and supervise the maintenance team

• Manage relationships with outside vendors and contractors, including obtaining quotes and overseeing their work

• Maintain maintenance logs, work orders, and compliance records

• Assist with budgeting and purchasing of supplies and equipment

• Respond to building emergencies and be available for on-call coverage as needed

QUALIFICATIONS:

• 5+ years of building maintenance experience, including at least 2 years in a supervisory role

• Experience in assisted living, healthcare, or a similar residential setting strongly preferred

• Working knowledge of building systems and fire and life safety codes

• Strong leadership, organizational, and scheduling skills

• Ability to interact with residents with respect and dignity
