CountryHouse Residence in Kearney, NE is seeking a hands-on Maintenance Director to lead our on-site team and keep buildings safe, comfortable, and welcoming for residents and staff. This full-time role requires strong leadership and technical expertise to oversee daily operations and long-term improvements.

You'll manage HVAC, plumbing, electrical systems, budgets, and vendor relationships while ensuring safety and regulatory compliance.

Responsibilities

• Prepare move-ins: ensure suites are clean and safe
• Manage vendors and budgets; control maintenance expenses

Full-Time | Monday-Friday | On-Call for Urgent Maintenance Needs | Manager on Duty Approximately Every 7th Weekend

What You'll Do

• Lead & Support Your Team: Supervise and support Maintenance, Housekeeping, and Laundry team members while ensuring work is completed safely and effectively.

• Keep Our Community Running: Maintain buildings, grounds, systems, and equipment, including HVAC, plumbing, electrical, vehicles, and appliances.

• Manage Safety & Compliance: Oversee inspections, fire drills, emergency preparedness, and compliance with applicable safety and building requirements.

• Prepare for Move-Ins: Make sure resident suites are clean, safe, and ready for new residents and help coordinate smooth transitions.

• Manage Vendors & Budgets: Work with contractors and vendors while responsibly managing maintenance expenses and priorities.

• Respond & Problem-Solve: Address maintenance requests and urgent needs quickly while helping create a safe and comfortable environment for residents and staff.

What We're Looking For

• Previous leadership experience in maintenance, facilities management, or a related field

• Working knowledge of HVAC, plumbing, electrical, and general building systems

• Strong troubleshooting and problem-solving skills

• Excellent organization and communication skills

• A hands-on leader who is approachable, dependable, and willing to jump in

• Ability to respond to urgent maintenance needs outside regular working hours

• Availability to participate in the Manager on Duty rotation approximately every 7th weekend
