Summary of Duties of the Maintenance Director
Community buildings and grounds are the physical representation of our commitment to the health and happiness of our residents. It is the responsibility of the Maintenance Director to ensure the safety and upkeep of the building, equipment, and the grounds. Additional responsibilities include general maintenance operations for the interior and exterior of the facility, including electrical, refrigeration, plumbing, heating and cooling, structural, grounds care, and parking area. The Maintenance Director renders quality maintenance services that meet needs and enhance safety. The Maintenance Director provides leadership, direction, and training to all maintenance and ancillary facilities staff.
Essential Functions of the Maintenance Director
- Ensures maintenance/repair service levels are maintained, including electrical, plumbing, refrigeration, heating and cooling, structural, grounds, and parking areas.
- Responds promptly to service requests from residents, staff, and management, including repair or replacement of interior fixtures and furnishings.
- Monitors the quality of services performed by outside contractors in accordance with lease agreements, service contracts, and warranties.
- Maintains accurate records, including serial numbers of all equipment.
- Implements ongoing preventive maintenance and energy conservation programs.
- Maintains emergency procedures and equipment, assisting with fire, evacuation, and other safety drills and regulatory requirements.
- Maintains a clean and hazard-free work environment.
- Develops and implements training programs for associates on life safety systems and general maintenance.
- Ensures effective departmental communication through meetings, logbooks, and bulletin boards.
- Stays informed of technological advancements in the field.
- Maintains adequate inventory of tools and supplies for maximum productivity.
- Performs routine cleaning and maintenance tasks, including light fixture cleaning and bulb replacement.
- Manages apartment turn-over and heavy cleaning as needed.
- Follows community policies and procedures.
- Collaborates with other departments and assists during emergencies.
- Attends scheduled meetings and safety committees.
- Performs other duties as assigned, including cross-training.
Non-Essential Functions of the Maintenance Director
- Supports activity programs and participates in projects or committees.
- Attends all relevant meetings and functions as requested.
Knowledge, Skills, Abilities, and Experience
- High School Diploma or GED required; Bachelor’s Degree preferred but not required.
- Minimum of three to five years of experience in maintenance, carpentry, plumbing, electrical, or HVAC repair.
- Proficient in English reading, writing, and speaking.
- Ability to operate cleaning and maintenance equipment, and lift at least 40 pounds.
- Courteous, diplomatic, and able to relate well to residents and staff.
- Flexible working hours and good physical health required.
- Successful background check and drug test required.
- Mechanical aptitude and knowledge of cleaning materials and safety procedures.
- Good communication skills, friendly demeanor, and teamwork orientation.
- Physical ability to perform bending, standing, lifting, and other physical tasks.
