Job Summary

Golden Pavilion Healthcare is seeking a Maintenance Director to perform and/or coordinate all repairs and physical maintenance for the community and ensure preventive maintenance is scheduled and performed on all equipment as needed.

Essential Functions:

1. Implements and documents preventative maintenance program for facility and equipment.
2. Maintains grounds including outside community repair, lawn maintenance and garbage removal or coordinates services with outside vendors where appropriate.
3. Maintains inside of community, offices and common areas in community, including carpet and furniture cleaning, window cleaning, painting, removal of trash and upkeep of vinyl.
4. Maintains and/or oversees repair of community equipment; ensures equipment is functioning properly and staff are trained appropriately in its use.
5. Prepares apartments for move-in and completes refurbishing of apartments after move-out, including painting of apartments.
6. Observes problems, concerns, issues with resident apartments, the community and the grounds and communicates them appropriately.
7. Coordinates with the local fire department for emergency procedures per state regulations/codes (i.e., fire drills).
8. Maintains record of resident repairs and work performed.
9. Conducts Physical Plant Orientation for new hires.
10. Must be able to manage and mentor other maintenance personnel in the performance of maintenance and repair functions. Schedules maintenance personnel if applicable.
11. Ability to work a flexible schedule, including weekends, holidays and overtime, to meet the position's requirements.
12. Ability to report to the community as needed to handle maintenance emergencies.

Education, Licensure, & Experience Requirements:

1. High School diploma or equivalent.
2. Ability to read, write, speak and understand English.
3. Meets all mandatory health requirements by State regulations.
4. 3+ years related experience or equivalent combination of education and experience in electrical repairs, plumbing, and/or carpentry.
5. Must have basic tools in working condition.
6. Must have worked with vendors/outside contractors to obtain and compare bids and qualifications.
7. Experience with cost management and budgeting.
8. Ability to obtain Level One HVAC certification.

Knowledge, Skills and Abilities:

1. Must have working knowledge of all necessary local, state and federal safety regulations related to building maintenance and codes.
2. Must have requisite computer skills to complete analytical reports and develop planning charts.
3. Ability to work safely and to recognize potentially dangerous situations.
4. Ability to work on a ladder.
