Job Summary

Golden Pavilion Healthcarein is seeking aMaintenance Directorto perform and/or coordinate all repairs and physical maintenance for the community and ensure preventive maintenance is scheduled and performed on all equipment as needed.

Essential Functions:

  • Implements and documents preventative maintenance program for facility and equipment.
  • Maintains grounds including outside community repair, lawn maintenance and garbage removal or coordinates services with outside vendors where appropriate.
  • Maintains inside of community, offices and common areas in community, including carpet and furniture cleaning, window cleaning, painting, removal of trash and upkeep of vinyl.
  • Maintains and/or oversees repair of community equipment; ensures equipment is functioning properly and staff are trained appropriately in its use.
  • Prepares apartments for move-in and completes refurbishing of apartments after move- out, including painting of apartments.
  • Observes problems, concerns, issues with resident apartments, the community and the grounds and communicates them appropriately.
  • Coordinates with the local fire department for emergency procedures per state regulations/codes (i.e. fire drills)
  • Maintains record of resident repairs and work performed.
  • Conducts Physical Plant Orientation for new hires.
  • Must be able to manage and mentor other maintenance personnel in the performance of maintenance and repair functions. Schedules maintenance personnel if applicable.
  • Ability to work a flexible schedule, including weekends, holidays and overtime, to meet the position's requirements.
  • Ability to report to the community as needed to handle maintenance emergencies.

Education, Licensure, & Experience Requirements:

  • High School diploma or equivalent.
  • Ability to read, write, speak and understand English.
  • Meets all mandatory health requirements by State regulations
  • 3+ years related experience or equivalent combination of education and experience in electrical repairs, plumbing, and or carpentry.
  • Must have basic tools in working condition.
  • Must have worked with vendors/outside contractors to obtain and compare bids and qualifications.
  • Experience with cost management and budgeting.
  • Ability to obtain Level One HVAC certification.

Knowledge, Skills and Abilities:

  • Must have working knowledge of all necessary local, state and federal safety regulations related to building maintenance and codes.
  • Must have requisite computer skills to complete analytical reports and develop planning charts.
  • Ability to work safely and to recognize potentially dangerous situations.
  • Ability to work on a ladder.
