Job summary

Smoky Ridge Health & Rehabilitation seeks an experienced Maintenance Director to lead the maintenance department of a nursing facility, ensuring safety, reliability, and a welcoming environment for residents and staff. You will oversee building systems, equipment, and grounds while maintaining compliance with Life Safety Code, OSHA, and healthcare regulations.

The role requires hands-on leadership, strategic planning, and budget management to keep HVAC, plumbing, electrical, and fire safety

Qualifications

  • High school diploma or GED required; technical or vocational certification preferred.
  • Minimum 3-5 years of maintenance experience, with at least 2 years in a supervisory or leadership role.
  • Prior experience in a nursing home, long-term care, or healthcare facility strongly preferred.
  • Working knowledge of building systems, including HVAC, electrical, plumbing, and fire safety equipment.
  • Strong understanding of Life Safety Code, OSHA, and other regulatory standards for healthcare facilities.
  • Excellent communication, leadership, and problem-solving skills.
  • Ability to plan, prioritize, and manage multiple projects efficiently.
  • Physical ability to perform maintenance tasks, including lifting, bending, climbing, and standing for extended periods.

Responsibilities

  • Oversee maintenance operations within the facility, including supervision, training, and scheduling of maintenance staff
  • Develop and implement a preventive maintenance program for all building systems, equipment, and resident rooms
  • Ensure compliance with Life Safety Code, OSHA, and Department of Health requirements
  • Conduct regular safety inspections and maintain records of maintenance activities, inspections, and repairs
  • Coordinate and monitor outside vendors and contractors for repairs, renovations, and specialized services
  • Oversee maintenance of HVAC, plumbing, electrical, carpentry, and mechanical systems
  • Manage the maintenance budget, inventory, and purchasing of parts, supplies, and equipment
  • Respond promptly to emergency maintenance needs and ensure timely resolution
  • Participate in facility safety meetings and emergency preparedness planning
  • Foster a culture of safety, teamwork, and high-quality workmanship among the maintenance staff
