A Brief Overview
The Maintenance Director is responsible for maintaining the physical condition of the asset in a safe, attractive, and comfortable condition. Accountable for achieving financial, operational, and maintenance metrics. Responsibilities include establishing preventive maintenance programs, ensuring safety and compliance, conducting property and equipment inspections, maintaining the project inventory, supervising personnel, assigning maintenance tasks, preparing work schedules, and ensuring adherence to all maintenance policies. The scope typically covers 950+ units.
What You Will Do
- Manage staff recruitment, hiring, training, coaching, evaluation, and discipline, including termination of direct reports.
- Oversee the financial performance and operations within the approved budget, focusing on maximizing cash flow after debt service, and operate within purchasing guidelines.
- Schedule, train, supervise, and evaluate maintenance personnel, ensuring compliance with required training.
- Ensure property response and completion times meet established goals.
- Prioritize work orders and follow up to ensure timely completion.
- Oversee, prepare, and approve purchase orders to meet budget and service standards.
- Establish emergency on-call procedures.
- Oversee company-owned equipment and tools, including maintenance inspections and records.
- Supervise the make-ready process for vacated units.
- Conduct regular property inspections and manage resident service requests systems.
- Develop and maintain preventive maintenance procedures and records.
- Manage vendor relationships, ensuring contract compliance, overseeing work scheduling, billing, and certifications.
- Assist in property compliance inspections and maintenance activities, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Contribute to resident retention programs and ensure safety and policy compliance.
- Conduct safety meetings and provide technical guidance, ensuring work quality and safety standards.
- Drive for work using company or personal vehicles as required.
Qualifications
- Bachelor's Degree in Business Administration, Engineering, Construction Management, or related field preferred.
- Alternatively, proven experience in maintenance of multi-unit residential or similar structures.
- Minimum of 5 years’ experience in building maintenance.
- Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
- Ability to perform outdoor work in all weather conditions, lifting weights up to 50 pounds regularly and above 50 pounds occasionally.
- Willingness to work occasional on-call shifts.
- Strong organizational, leadership, communication, and interpersonal skills.
- EPA HVAC Certification and OSHA-10 Certification required.
- Valid driver’s license and ability to drive for work.
