Responsibilities

• Maintain and repair the buildings and grounds in compliance with regulations and policies.
• Supervise community maintenance, housekeeping, and laundry staff, including hiring, training, performance evaluation, and disciplinary actions.
• Oversee maintenance and inspections of the property, ensuring safety and compliance.
• Implement preventative maintenance programs and coordinate with contractors and vendors.
• Conduct safety inspections, including fire safety systems.
• Manage apartment maintenance schedules, repairs, and refurbishments.
• Ensure external property upkeep, including landscaping and snow removal.
• Prepare and monitor budgets, track utilities, and control inventory.
• Assess and address plumbing and electrical issues within legal codes.
• Respond to emergencies and maintain safety standards.

Qualifications

• Associate’s Degree or equivalent with 3-5 years related experience, or equivalent combination of education and experience.
• Valid State Driver’s License for vehicle operation.
• Sound judgment and decision-making skills within departmental guidelines.
• Extensive knowledge of maintenance functions and organizational understanding.

Physical Demands and Working Conditions

• Standing, walking, sitting, handling, reaching, climbing, stooping, crouching, talking, hearing, lifting up to 50 pounds, vision, and interaction with residents and staff.
• Occasional weekend, evening, or night work; on-call availability; exposure to hazards; travel as needed.

Salary Range: $75,000 - $85,310 per year
