Qualifications

Responsibilities

• Building, Equipment and Preventative Maintenance: inspect buildings, grounds, and equipment daily and perform routine mechanical and electrical repairs.
• Carpentry, Plumbing, Floor Care and Grounds Maintenance: perform routine carpentry, basic plumbing, tile work, painting, floor care, and landscaping.
• Safety, Work Areas and Equipment Care: report hazards, follow safety procedures, keep areas clean and organized.
• Compliance and Training: adhere to HIPAA privacy regulations, participate in mandatory trainings, provide compassionate resident care.
• Other Duties as Assigned: perform additional tasks as needed.

The Maintenance Assistant assesses the condition of buildings, grounds, and equipment and performs routine repairs, cleaning, and preventive maintenance activities. Responsibilities include basic mechanical and electrical work, carpentry, plumbing, painting, floor care, landscaping, and other maintenance tasks as assigned to support a safe, clean, and well-maintained environment.

Duties and Responsibilities:

• 1. Building, Equipment and Preventative Maintenance (40%)
  • Inspect buildings, grounds, and equipment daily and perform routine mechanical and electrical repairs as required or observed.
  • Check and correct circuit breakers, monitor building temperatures, replace light bulbs and lighting components, and perform other routine repairs as assigned.
  • Perform preventive maintenance and basic repairs on equipment, televisions, and other facility systems as directed.
  • Receive and follow maintenance schedules and instructions from the supervisor in accordance with established policies and procedures.
  • Perform unscheduled maintenance tasks as directed.
• 2. Carpentry, Plumbing, Floor Care and Grounds Maintenance (30%)
  • Perform routine carpentry work, including repairs and other assigned projects.
  • Perform basic plumbing functions, including unclogging toilets and addressing other minor plumbing needs.
  • Lay or replace tile, paint, install wallpaper, and assist with redecorating and refurbishing projects as assigned.
  • Perform floor care and cleaning activities using appropriate equipment and supplies.
  • Mow lawns and perform landscaping and grounds maintenance activities as assigned.
• 3. Safety, Work Areas and Equipment Care (15%)
  • Immediately report unsafe or hazardous conditions, defective equipment, and other maintenance concerns to the supervisor.
  • Follow required safety precautions and universal precautions and report incidents in a timely manner.
  • Keep assigned work areas clean and ensure equipment, tools, and supplies are properly stored before leaving the area.
  • Properly care for and use maintenance supplies and equipment and minimize waste or misuse.
  • Maintain the appearance and organization of maintenance work areas.
• 4. Compliance and Training (10%)
  • Follow all HIPAA privacy regulations, maintaining confidentiality for residents and staff.
  • Attend all mandatory in-services, meetings, and training sessions to stay up-to-date with policies, safety procedures, and regulations.
  • Provide exceptional customer service and high-quality care by showing compassion and empathy towards residents and their families.
• 5. Other Duties as Assigned (5%)

Qualifications:

• Education: High School diploma or equivalent required.
• Experience: Two (2) to four (4) years of previous repair/maintenance experience required.
• Skills: Ability to make independent decisions and follow written and oral instructions. Strong knowledge of floor care and plumbing. Ability to deal tactfully with personnel, residents, family members, and visitors.

Physical Requirements:

• Regular standing, walking, bending, reaching, and lifting up to 50 pounds.
• Must be able to work in various environments including indoors and outdoors, and under varying weather conditions.
• Work may involve ladders, power tools, electrical components, hot surfaces, chemicals, and maintenance equipment.
• Must have a valid South Carolina driver’s license.
