Job summary

Distinctive Living is seeking a Maintenance Assistant (Full-Time) for Mira Vie at Warren in Warren, NJ to handle maintenance across HVAC, electrical, plumbing, and building systems. You will address resident repair requests, service vacated rooms, and ensure common areas stay well-maintained.

Qualifications

• High School Diploma or equivalent required.
• 1–3 years of related experience and/or training.
• Knowledge of building equipment, codes, HVAC, plumbing, and electrical in healthcare facilities.
• Excellent verbal and written communication skills.
• Able to communicate verbally in person and over the phone.

Responsibilities

• Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
• Performs general maintenance projects including plumbing, electrical work, carpentry, painting, and equipment repair.
• Responds to resident maintenance requests for repairs in rooms including plumbing, electrical, heating, and lighting.
• Repairs and maintains vacated rooms, including painting walls and cleaning carpets.
• Ensures walls, floor coverings, doors, and woodwork in common areas are maintained.
• Maintains communication with local fire marshal, building inspector, state elevator inspector, and other authorities.
• Repairs walls, floor coverings, doors, and woodwork in common areas.
• Assesses plumbing and electrical problems and determines courses of action.
• Works within local/state codes and documents safety issues; reviews SDS for hazardous chemicals.
• Assesses property damage and files damage claims per company policy.
• Responds to management/community emergencies as needed.
• Performs other duties as assigned.

Responsibilities:

1. Maintains scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
4. Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
6. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
7. Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
8. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
9. Works within the legal scope of local and state codes. Documents safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
10. Assesses property damage and file property damage claims in accordance with company policy.
11. Responds appropriately to management and/or community emergencies by assisting as needed.
12. Performs other duties as assigned.
