The Aspenwood Company is seeking a Maintenance Assistant at The Village of River Oaks, a senior living community in Houston. This role focuses on keeping resident areas safe, clean, and well-maintained, with on-site assignments and weekend/holiday availability.

Salary is $17 per hour for a part-time schedule from 9:00 a.m. to 5:00 p.m., with on-call duties and occasional overtime for special projects. Candidates should have basic trade skills and a strong work ethic.

Qualifications

• High school diploma or GED required.
• 1-2 years of related maintenance experience.
• Experience with painting, drywall, and unit make-ready tasks.
• Valid Texas driver’s license and clean driving record.

Responsibilities

• Complete maintenance work orders and prepare vacant resident rooms.
• Monitor outside contractor work for quality and safety.
• Be on-call for 24-hour emergency maintenance as scheduled.
• Perform cleaning tasks to keep areas tidy and functional.
• Install appliances and equipment as needed.
• Maintain garden/yard and handle light carpentry and basic HVAC tasks.
• Inspect equipment and safety systems; report issues to supervisors.
• Drive community vehicles for resident needs and participate in emergency response.

Location: The Village of River Oaks, an Independent and Assisted Living with Memory Care senior community

Pay Rate: $17/hr.

Part‑Time Schedule:

• 9:00 a.m. - 5:00 p.m.
• Must be available to work weekends and holidays

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Complete all assigned maintenance work orders and prepare vacant resident rooms as directed by the Supervisor.
• Coordinate and assist with special projects as directed.
• Monitor work performed by outside contractors to ensure it meets company standards.
• Be available for 24-hour emergency maintenance service as scheduled, carrying a pager or cell phone for on‑call duties.
• Perform cleaning tasks such as dusting, mopping, and ensuring all areas are tidy and functional.
• Install appliances and equipment as needed.
• Maintain the garden/yard, including mowing lawns and collecting trash.
• Conduct maintenance tasks such as replacing light bulbs, painting, minor plumbing, electrical work, carpentry, and minor HVAC repairs.
• Inspect and troubleshoot equipment and systems like ventilation to ensure they are working properly.
• Check the functionality of safety systems such as fire alarms.
• Work with other professionals during renovation projects to ensure everything is up to standard.
• Report any safety or maintenance issues to the Director of Plant Operations, Manager on Duty, and/or Executive Director.
• Ensure that safety standards comply with all company, local, City, State, and Federal guidelines.
• Drive community vehicles to support resident needs.
• Be an active member of the community’s emergency response team.
• Maintain a professional appearance and good personal hygiene as per company policies.
• Take on other responsibilities as assigned with a positive attitude.

MINIMUM REQUIREMENTS

• High School Diploma or GED required.
• 1-2 years of related experience.
• Experience with painting, drywall, and general unit make‑ready tasks.
• Basic knowledge of HVAC, plumbing, and electrical systems.
• Experience using hand and electric tools.
• Ability to read technical manuals and drawings.
• Excellent communication and interpersonal skills.
• Physical stamina and dexterity.
• Must have a valid Texas driver’s license and a clean driving record that meets insurance standards.
