Avanath Capital Management, LLC is seeking a Maintenance Apprentice to join the property maintenance team at our Edison, NJ community. You will perform minor repairs, manage time efficiently, and uphold high standards of appearance and operation to benefit residents and staff.

Qualifications

• 2+ years of grounds or porter experience.
• Knowledge of operating property maintenance equipment (pressure washer, leaf blower, snowblower).
• Ability to perform minor maintenance and repairs as needed.
• Detail-oriented and thorough.
• Strong time management and organizational skills to handle multiple tasks efficiently.
• Ability to work independently and as part of a team in a fast-paced environment.
• Thorough understanding of safety hazards and proper use of cleaning and sanitizing solutions.
• Good interpersonal skills with staff, residents, vendors, and visitors.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.
• High School Diploma or equivalent

Responsibilities

• Customer Service and Maintenance: provide high-quality maintenance service.
• Complete assigned work orders and preventative maintenance on the property.
• Complete the make-ready process for vacant apartments, including inspections and punch lists.
• Maintain grounds, common areas, and amenities; perform cleaning and painting as needed.
• Assist in cost-control by fixing rather than replacing parts when possible.
• Follow inventory procedures and communicate re-ordering needs to management.
• Adhere to safety policies and report issues promptly.
• Ensure compliance with Fair Housing, ADA, and industry laws.
