Overview

SCOPE: The incumbent performs routine manual work, including operation of mechanical equipment and performing basic maintenance tasks. The incumbent works under general supervision, and reports to the Maintenance Supervisor.

ESSENTIAL DUTIES AND RESPONSIBILITIES

ESSENTIAL DUTIES AND RESPONSIBILITIES: The below statements are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required.

  • Scrub mops, waxes and polishes floors. Disposes of waste paper. Cleans lavatories and replenishes lavatory supplies.
  • Assist more experienced Maintenance Workers in repairing and replacing window screens and doors.
  • Sweep cleans and repairs sidewalks. Assists in keeping outside premises orderly. Cleans vacant units as part of make ready process.
  • Sand, glazes, paints, lay floor tile, and make minor repairs to interior and exterior surfaces (wood, metal, and masonry).
  • Replace light bulbs and fixtures and makes minor repairs to electrical switches, outlets and appliances. Assists in doing repair work on buildings and equipment (e.g. gutters and downspouts, changing mower blades).
  • Move furniture, appliances and equipment. Delivers supplies. Operates snow removal equipment.
  • Assist more experienced Maintenance Workers in a variety of general maintenance duties.
  • Make minor plumbing repairs to faucets, closet tanks and bowls, including removal of objects causing stoppages or backups. Clears soil lines. Assists with unstopping sewer lines.
  • Assist with minor repairs and installations. Cleans hot water tanks, force-air furnaces, refrigerators and stoves.
  • Attends required workshops, seminars, staff meetings, etc. to stay current on job requirements.
  • Ensure curb appeal of the properties is well maintained by keeping exterior and interior areas clean, free of litter, debris, trash and hazards and maintenance repairs are addressed in a timely manner.
  • Provide excellent customer service
  • Performs other duties as assigned.
Qualifications

DESIRED QUALIFICATIONS:

  • High school diploma or equivalent experience.
  • Demonstrated proficiency in reading, writing and arithmetic;
  • Demonstrated ability to operate and maintain vacuum cleaners, scrubbing machines, polishing machines, and other janitorial equipment; and
  • Demonstrated knowledge of the appropriate use of cleaning materials.
EDUCATION/EXPERIENCE/CERTIFICATIONS
  • High school diploma or equivalent education.
PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Extensive exposure to all kinds of weather. Extended heavy lifting required to move stoves and refrigerators up four stories with 2-person team. Must independently lift up to 50 lbs. on a routine basis. Extensive walking, climbing and crawling required.

Routinely exposed to chemical cleaning agents, including over cleaner, floor stripper and other caustic chemicals.

EQUIPMENT USED

Typical equipment used includes, but is not limited to, the following: sander; floor scrubber; polisher and waxes.
