Job summary

Willow Valley Communities in Lancaster, PA is seeking a Maintenance Technician to keep our campus operating safely and efficiently. You will respond to work orders, perform preventive maintenance, and support life safety systems.

You’ll work a 40-hour week with on-call coverage, earning $18–$24 per hour based on experience. The role offers comprehensive benefits, paid time off, and on-site amenities to help you grow and feel valued as part of our team.

Qualifications

Responsibilities

• Respond to work orders and complete tasks in CMMS.
• Perform preventive maintenance across residential, healthcare, kitchen, HVAC.
• Troubleshoot electrical, plumbing, appliance, and window issues.
• Maintain health and life safety documentation.
• Learn fire alarm and call bell systems.
• Support moves, events, and snow removal.
• Ensure maintenance areas are organized, safe, and clean.
• Replace lighting proactively.

What You'll Do

As a Maintenance Technician, you'll play an important role in keeping our campus operating safely and efficiently. No two days are exactly alike, giving you the opportunity to develop a broad range of maintenance skills.

Facility & Preventive Maintenance

• Respond to and complete work orders through our CMMS system
• Perform preventive maintenance throughout residential, healthcare, kitchen, HVAC, and community spaces
• Troubleshoot and repair basic electrical, plumbing, appliance, and window-related issues
• Maintain required Department of Health and Life Safety documentation

Equipment & Building Systems

• Learn and assist with fire alarm and call bell systems
• Become familiar with critical HVAC, sprinkler, steam, and water shut-off locations
• Gain hands-on exposure to generators, pumps, boilers, cooling towers, and commercial kitchen equipment
• Conduct routine testing of life safety and emergency equipment

Community Support & Service

• Assist with event setups and tear-downs
• Support Resident moves and furniture relocation
• Participate in snow removal efforts when needed
• Help maintain company vehicles
• Keep maintenance areas organized, safe, and professional
• Proactively replace lighting and address facility needs
• Respond to emergency situations, including fire alarms and ambulance calls
• Complete every task with a strong focus on quality, cleanliness, and customer service

What We're Looking For

Qualifications

• 1-2 years of building maintenance, facilities maintenance, or related experience
• Basic knowledge of building systems and general maintenance practices
• Comfortable using email and Windows-based applications
• Strong troubleshooting and problem-solving skills
• Ability to work independently while managing multiple priorities
• A positive, customer-focused approach when interacting with Residents and Team Members
• Willingness to learn, grow, and be part of a collaborative team
