Job summary

Ludwig and Company, an Illinois property management firm with properties located throughout the Midwest, is seeking a Maintenance Technician for two Chicago communities. The role involves timely completion of repairs, preventative maintenance, and making-ready tasks across both properties.

Responsibilities include responding to maintenance requests, inspecting systems, and performing plumbing, electrical, HVAC, carpentry, painting, and drywall work.

Qualifications

• High school diploma or GED required.
• Trade school certificates in electrical, plumbing, maintenance preferred.
• Solid knowledge of general maintenance and repairs including HVAC, plumbing, refrigeration, electrical, painting, carpentry, drywall.
• Excellent customer service and strong communication skills; MS Office knowledge.
• Valid Driver License.

Responsibilities

• Timely completion of routine repairs, maintenance requests, and work orders throughout the community.
• Ensure make-ready repairs and services are completed on schedule.
• Assess and repair electrical, plumbing, HVAC, appliances, and interiors. Must be able to perform plumbing, electrical, HVAC, carpentry, painting, and dry wall repairs and snow removal.
• Performs preventative maintenance tasks as assigned.
• Conduct interior and exterior rounds to ensure proper functioning of systems and equipment, structure integrity of buildings, condition of grounds, etc.
• Maintain accurate records regarding preventative maintenance, repairs, work orders, work-in-progress, apartment make-ready status, etc.
• Provide excellent customer service to residents and staff.
• On call rotation required.
• All other duties as assigned.

The position will be assigned to our 72 unit apartment community located in Chicago, IL and our 154 unit apartment community located in Chicago, IL.

The maintenance tech is responsible for timely completion of routine repairs, maintenance requests, and work order throughout the community.

• Ensures all make-ready repairs and services are completed correctly and on schedule.


• Assess and repair issues including electrical, plumbing, HVAC, appliances, and interiors. Must be able to perform plumbing, electrical, HVAC, carpentry, painting, and dry wall repairs and snow removal.
