Job summary

ZRS Management is seeking a Maintenance Technician to deliver exceptional service to residents, working with the Maintenance Supervisor to maintain property systems safely and efficiently.

You will perform repairs in plumbing, electrical, HVAC and appliances, handle turnover tasks, maintain common areas, and participate in preventive maintenance while keeping safety a priority. This is a full-time, on-site role with on-call availability and career growth opportunities.

Qualifications

• Must have valid driver’s license with acceptable driving record & proof of automobile insurance.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of employment start date.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and other aspects as needed.
• Perform apartment turnover maintenance within 3–5 business days and complete turnover checklist (install blinds, replace filters, bulbs, drip pans, door stoppers, caulk, etc.).
• Maintain common areas (sweeping, mopping, vacuuming, trash, pressure washing, window cleaning).
• Monitor building exterior for roof, siding, shutters, etc.
• Assist in preventive maintenance program for area of responsibility.
• Ensure safe condition of all equipment/structures in area of expertise.
• Record newly purchased tools/equipment in inventory.
• Keep work area clean and orderly; observe safety rules.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Responsibilities

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.


• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.


• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.


• Monitor building exterior for issues with roof, siding, shutters, etc.


• Help maintain an effective preventive maintenance program for area of responsibility.


• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.


• Enter any newly purchased tools or equipment into inventory.


• Keep work area clean and orderly.


• Observe all safety rules.
