JOB CLASS: Maintenance II – HVAC, Refrigeration, and Electrical Specialist

REPORTS TO: Manager- Maintenance Services

FLSA: Non-Exempt

SCHEDULE: Twelve Months (260 days); Monday-Friday; 7am – 3:30pm (excludes lunch)

FUNCTIONAL PURPOSE:

The purpose of this position is to perform maintenance and repair as need and to be familiar with the equipment operation and maintenance procedures in the buildings and the grounds, with emphasis on HVAC, refrigeration, electrical and communications systems.

ESSENTIAL/ CORE JOB FUNCTIONS
  • Perform corrective repairs and installations on all physical plants, facilities, equipment, and district property, both instructional and non-instructional as directed.
  • Investigates problems and performs repairs on various mechanical and electrical HVAC equipment and systems.
  • Performs preventive maintenance on HVAC equipment such as replacing filters, cleaning coils, cleaning drains lines, etc. on all HVAC equipment to ensure proper operation and extend equipment life.
  • Maintain and repair chillers, heat pumps, air handlers, cooling towers, VFD drives, pumps, motors, actuators, valves, and ERV’s.
  • Installs, repairs, maintains, and operates computerized controls for heating, air conditioning and electrical systems.
  • Perform emergency repairs that may occur off shit on evenings, weekends, or holidays as required.
  • Repair: thermostats, controls, control circuits, evaporators, condensers, air return pumps, circulation pumps, supply lines, air compressors, steam/other regulating valves and sensors.
  • Perform preventative maintenance on all physical plants, facilities, equipment and district property, both instructional and non-instructional as directed.
  • Monitor Metasys alarms (during working and non-working hours) via text and notify manager if action needs to be taken
SECONDARY JOB FUNCTIONS
  • Communicate with supervisor regarding all aspects of necessary repairs and installations.
  • Maintain, in good working order, all maintenance department tools and equipment, grounds keeping, and snow removal equipment.
  • Assist with grounds maintenance.
  • Assist with snow removal.
  • Maintain the maintenance shop in a clean and orderly condition.
  • Operate various equipment and tools that would include but not be limited to vehicles, tractors, mowers, mowing decks, trailers, string trimmers, chain saws, blowers, aerators, rollers, spreaders, sprayers, power tools, hand tools, snow blowers, etc.
MINIMUM EDUCATION, TRAINING AND/OR EXPERIENCE REQUIREMENTS
  • High school diploma or equivalent required
  • Trade, vocational or technical training in field(s) closely related to the occupation desirable
  • 2 years’ experience in field closely related to the occupation
REQUIRED CERTIFICATIONS
  • Must possess and maintain valid state Driver's license.
  • Must maintain updated state required clearances.
  • Hold a valid CFC certification.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
  • Ability to identify, troubleshoot and repair both single, 3-phase and low voltage electrical systems, circuits and the components associated with HVAC systems such as I.E. controls boards thermostats and safety lockouts.
  • Ability to troubleshoot and repair HVAC equipment including units, window units, chillers, pumps, cooling towers, and ERV’s.
  • Knowledge of the NEC.
  • Knowledge of Metasys and Building Automation Systems
  • Ability to read and interpret, blue prints, schematics, and wiring diagrams.
  • Skill in performing plumbing maintenance and repairs for black iron, PVC, CPVC, and copper piping to include IE soldering, pipe threading, cleaning and gluing pipe.
  • Ability to maintain preventative maintenance schedules and accurate records of repair work.
  • Skill in mechanical and electrical systems, boilers, air conditioning and ventilation equipment, refrigeration equipment, communication equipment, fire and entry alarm systems, water treatment and plumbing systems, kitchen equipment, carpentry, masonry, roof maintenance, and preventative maintenance.
  • Ability to understand and accurately follow oral and written instructions.
  • Ability to remain flexible depending on weather conditions, work load and emergency situations.
  • Knowledge of the occupational hazards and proper safety precautions related to the HVAC trade.
  • Knowledge of methods, tools, parts, and equipment used in HVAC trade.
  • Skill in communication effectively both orally and in written communication. Includes ability to present information to internal and external stakeholders.
  • Skill in adapting to fluid work situations or adapting to changes in expectations, procedures, or technology used on the job.
  • Project management skills used to manage multiple short or long term projects concurrently and ensure tasks are completed on time and according to establish standards.
  • Problem solving skills using creativity, reasoning, pas experiences, and information available to overcome challenges on the job.
PHYSICAL WORK DEMANDS
  • Be able to occasionally bend, kneel, crouch, crawl, or stoop to inspect work, handle resources and materials.
  • Have the ability to ascend or descend ladders and work in elevated positions.
  • Have the ability to reach above and below shoulder level to handle materials or use work related resources.
  • Have the ability to occasionally sit on the floor to work with materials or equipment.
  • Ability to stand for extended periods of time.
  • Possess near and far acuity to monitor people, equipment, other objects, or vehicles at near and far distances.
  • Ability to walk about work area to perform tasks and complete usual work activities.
  • Ability to balance on narrow walking platforms.
  • Ability to hear and understand speech at normal levels, outdoors and on the telephone assisted or unassisted by hearing devices.
  • Occasionally be able to sit or stand for extended time periods to complete work activities.

May be required to occasionally lift items weighing up to 50 lbs. and frequently lift items weighing up to 20 lbs. such as tools, ladders, and construction materials.
