Job summary

Richman Property Services, Inc. is seeking a full-time Maintenance Supervisor for a senior living community in Oxnard, CA. The role oversees daily maintenance, unit turnovers, and service requests, while ensuring safety and quality across the property.

On-site hours are Monday through Friday with a live-on exempt unit (rent-free) available for the right candidate. Ideal candidates have 4+ years in maintenance supervision within apartment communities, along with an EPA license and English

Qualifications

• Requires EPA Section 608 Type I and II or EPA Universal Technician license.
• Strong English communication and record-keeping.
• Experience managing maintenance operations in apartment communities.
• Experience with Yardi software is a plus.

Responsibilities

• Oversee daily repair and upkeep of the property.
• Prepare vacant units for occupancy within deadlines.
• Manage service requests and ensure timely completion.
• Maintain curb appeal and cleanliness of buildings and grounds.
• Interview, screen, and recommend maintenance staff candidates.
• Train maintenance or grounds personnel.
• Supervise in-house and vendor work schedules.
• Maintain inventory and orders for supplies and equipment.
• Support disciplinary or promotional actions for staff.
• Ensure OSHA standards and safe work environment.
• Maintain logs and report unusual property conditions.
• Demonstrate exceptional customer service and pursue growth opportunities.

Maintenance Supervisor (Exempt Unit)

Location

Sycamore Senior. Our Senior community with 228 units. Located in Oxnard, CA.

Hours

Monday through Friday

Key Qualifications

• EPA Section 608 Type I and II or EPA Universal Technician license
• Live On Exempt Unit (Rent Free)
• On Call Rotation required
• Minimum four (4+) years maintenance experience as a Maintenance Supervisor/ Maintenance Superintendent

Responsibilities

• Oversee daily repair and upkeep of the property
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds

• Execute subsequent training of maintenance or grounds personnel
• Manage scheduling and direct supervision of all in-house and/or vendor work
• Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records; report unusual circumstances regarding the property
• Uphold and demonstrate exceptional customer service; seek educational opportunities for personal growth

Qualifications

• Education:
  • High school diploma or equivalent; trade/technical school or industry-related courses preferred
• Experience:
  • Minimum four (4+) years maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
  • Experience managing maintenance operations in apartment communities
  • Experience with Yardi software products a plus
• Skills & Certifications:
  • EPA Section 608 Type I and II or EPA Universal Technician license
  • CAMT and CPO certifications may be required within the first six (6) months of employment
  • Proficient in English for communication and record-keeping purposes
