Job summary

Kushner in Eatontown, NJ is seeking a Luxury Maintenance Manager to lead the maintenance team at Monmouth Square. You will oversee daily tasks, inspections, and training to keep the property in top condition and residents satisfied.

The role requires 3+ years in multifamily property management or 5+ years in property management, strong safety knowledge, and leadership experience. Proficiency with Yardi, PO systems, MS Office, Teams, and Zoom is preferred. Valid driver’s license required.

Qualifications

  • 3+ years of experience in multifamily property management or 5+ years in property management.
  • In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
  • Leadership experience, with a track record of managing teams and fostering strong working relationships.
  • Experience with property management software (Yardi preferred), purchase order systems, Microsoft Office, and collaboration tools like Teams and Zoom.
  • Ability to work on-call and extended hours (including weekends and holidays).
  • A valid Driver's License.

  • Communicate clearly with staff, residents, and property management leadership to ensure the community is well-maintained.
  • Drive results: conduct cost-benefit analyses and manage vendor contracts; create and monitor the annual maintenance budget.
  • Strategize for success: prepare maintenance reports, inventory updates, and team evaluations.
  • Inspire growth: train, mentor, and inspire your maintenance staff.

Our Team as a Luxury Maintenance Manager - Lead the Way in Property Maintenance at Monmouth Square in Eatontown, NJ!

As a Luxury Maintenance Manager, you'll oversee everything from daily maintenance tasks and building inspections to training and mentoring our team. You’ll be key in keeping our property in top shape, building strong relationships with residents, and ensuring everything runs smoothly - rain or shine!

  • Oversee the operation, maintenance, and troubleshooting of complex HVAC systems, including boilers, air handlers, PTACs, chilled water loops, specialized HVAC zones, and multi-chilled water risers
  • Manage electrical systems, including switchgear, UPS systems, backup generators, and distribution panels
  • Supervise plumbing and domestic water systems, including pumps and water treatment systems
  • Ensure compliance, reliability, and readiness of Fire/Life Safety systems, including sprinklers, fire alarms, smoke control systems, and fire command centers
  • Monitor and optimize Building Automation Systems (BAS) and energy management controls
  • Oversee vertical transportation systems (elevators), coordinating inspections, preventive maintenance, repairs, and vendor performance

What You'll Bring to the Team:

  • Physical Readiness Comfortable with tasks that involve bending, kneeling, and working in confined spaces. Ability to climb ladders (up to 30 feet) and walk multiple flights of stairs daily. Flexibility to work indoors and outdoors, in all weather conditions.
  • License: A valid Driver's License!
