Summary
The Loan Servicing Specialist II is responsible for the administration of escrow accounts, including the timely processing of property tax and insurance disbursements, loan payoffs, and ongoing loan account maintenance. This position supports Credit and Loan Operations by coordinating with internal and external stakeholders, and taxing authorities to ensure accurate and efficient servicing activities. The Loan Servicing Specialist II maintains accurate records, identifies and resolves exceptions to ensure compliance with established procedures, bank policies, and regulatory requirements.
Essential Functions
- Escrow Duties
- Establish and maintain escrow accounts for property taxes, insurance, and other approved escrow items.
- Monitor escrow balances to ensure sufficient funds are available for scheduled disbursements.
- Process property tax and insurance payments accurately and within required deadlines.
- Conduct escrow analyses and identify shortages, deficiencies, surpluses, or exceptions.
- Research and resolve escrow account discrepancies and customer inquiries.
- Maintain detailed records of escrow transactions and disbursements.
- Prepare escrow-related correspondence and notices to borrowers.
- Property Tax Monitoring Duties
- Perform LERETA portfolio reviews and maintain accurate parcel and property tax records.
- Add, update, and validate loan and parcel information within the LERETA system.
- Remove paid-off loans from the LERETA portfolio after verifying collateral is not cross-pledged.
- Coordinate with lender and LERETA to resolve tax monitoring discrepancies and account issues.
- Review weekly and monthly reports to identify and correct legal description, parcel, and zero lien exceptions.
- Research tax roll assessments and collaborate with the Credit Exception Specialist to monitor tax delinquencies.

- Payoff Duties
- Process full and partial loan payoffs accurately and within established service standards.
- Verify payoff amounts, accrued interest, fees, escrow balances, and other loan-related charges.
- Prepare and distribute payoff statements upon request.
- Process escrow refunds resulting from paid-off loans.
- Ensure collateral-related records are updated and maintained after payoff processing.
- Work with lenders, title companies, and customers to resolve payoff-related issues.
- Serve as the primary backup for loan servicing functions, including payment processing, advances, wire transfers, post-closing research, and collateral maintenance.
- Maintain the knowledge and flexibility to support all functional areas within the Loan Operations department.
- Provide proactive support to Lending, Credit, and other stakeholders.
- Perform additional duties and special projects as assigned.
Required Education, Experience, Skills
- Minimum of 1-2 years of experience in banking, financial services, or a related field; prior loan account servicing experience preferred.
- Working knowledge of escrow accounts, property taxes and loan servicing practices preferred.
- High level of accuracy, attention to detail, and problem‑solving ability.
- Ability to work independently, meet deadlines, and manage multiple tasks simultaneously.
- Strong communication skills and ability to collaborate with cross‑functional departments.
- Experience with Microsoft programs, Bank core systems and loan servicing platforms preferred.
