THE OPPORTUNITY

Cogo Capital is a national real estate investment, lending, and education company offering investment-property mortgage products and services to real estate investors. This position focuses on growing our local lending business throughout the Inland Northwest, including North Idaho and the greater Spokane market.

As a Loan Originator, you will build borrower and referral relationships, generate real estate investment loan opportunities, and guide borrowers from initial conversation through closing. The primary focus is fix-and-flip originations, with experience in DSCR, commercial, and residential new-construction lending also valuable. We are looking for someone who brings either a strong local network of real estate investors in the Inland Northwest or strong private lending origination experience and the ability to build a local book of business.

WHAT YOU’LL DO

• Generate fix-and-flip loan opportunities through borrower relationships, referral partners, and consistent prospecting
• Build and expand relationships throughout the Inland Northwest with real estate investors, brokers, agents, contractors, and property managers
• Attend local investor meetings and industry events, meet prospective borrowers, and develop a dependable referral network
• Pre-qualify borrowers and structure fix-and-flip and other real estate investment loan requests
• Evaluate acquisition cost, renovation scope, as-is value, after-repair value, leverage, borrower strength, and exit strategy
• Negotiate loan rates and terms effectively while protecting credit quality and company economics
• Coordinate closely with underwriting, processing, closing, and servicing teams to move loans from application through funding
• Maintain clear, responsive communication and disciplined follow-up with borrowers and referral partners
• Maintain accurate borrower information, pipeline updates, and prospecting activity in the company CRM and loan systems
• Meet agreed goals for prospecting activity, qualified borrower opportunities, funded loan volume, and closed production

Requirements

WHAT YOU’LL NEED

• Either a strong local network of real estate investors in the Inland Northwest or strong private lending origination experience with a proven record of generating and closing loans
• The ability to develop borrower and referral relationships and build a consistent pipeline of qualified loan opportunities
• A proactive approach to prospecting, disciplined follow-up, and accountability for production results
• An understanding of real estate investment transactions and the ability to evaluate borrower needs, project economics, and exit strategies
• Strong communication, relationship-management, presentation, and negotiation skills
• Ability to work in person from our Coeur d’Alene office and meet with borrowers and referral partners throughout North Idaho and the greater Spokane market

IT’S GREAT IF YOU HAVE

• Existing relationships throughout the Inland Northwest among active real estate investors and referral partners
• A proven track record originating and closing fix-and-flip or bridge loans, with additional experience in DSCR, commercial, or residential new-construction lending
• Familiarity with CRM, loan origination, or loan servicing software
