Job summary

Southwest Equity Partners is seeking an on-site manager for its Escondido property. The role requires living on site, handling leasing, maintenance coordination and resident relations. You will oversee budgeting, rent collection and property operations while ensuring compliance with laws and company policies.

The position is part-time and on-site, with an apartment option and resident discounts. Prior property management and strong leadership are essential for success in this role.

Qualifications

• 2+ years of property management experience; multi-unit experience is a plus.
• Proficient in Appfolio or similar property management software.
• Strong interpersonal, project management, analytical and research skills.
• Excellent oral and written communication abilities.
• Experience in supervisory roles and staff management.
• General office, bookkeeping and sales skills.
• Attention to detail and ability to handle interruptions.
• Maintain confidentiality of operations and information.
• Comfort working in an open work area and from multiple locations.

Responsibilities

• Be the point of contact for site visitors, leasing duties, tours and rent processing.
• Maintain high occupancy and rent levels per property plan.
• Address resident concerns to achieve satisfaction and retention.
• Follow up on service requests within 24 hours.
• Create resident communications, newsletters and lease documents.
• Organize resident events and community activities.
• Ensure leasing office and model units are show-ready daily.
• Assist in budgeting, revenue targets and financial reporting.
• Oversee lease enforcement, inspections, notices, renewals, and evictions as needed.
• Engage with owners, provide updates, and manage relationships.
