Affordable Housing Alliance in Keansburg, NJ seeks a live-in Caretaker to manage site access, perform routine maintenance, and assist with tenant needs. The role includes preparing vacant units, handling inventory, and coordinating with management on major repairs.

The caretaker ensures safety, enforces building rules, and maintains records for smooth operations while supporting vendors and tenants under the supervision of the Director of Property Management.

Qualifications

• One year of maintenance experience in a dwelling or property setting.
• Valid New Jersey Driver’s license.
• Ability to access stairs, crawl spaces and attics; lift up to 50 pounds.
• Ability to operate lawn mowers, weed whackers, snow blowers, etc.
• Willingness to enforce house rules and regulations.
• Hours on call/as needed.

Responsabilités

• Meets with vendors, inspectors, and visitors and provides site access.
• Responds to minor maintenance issues; relays major concerns to the Director of Property Management.
• Prepares vacant rooms for occupancy through cleaning and repairs.
• Maintains inventory of cleaning supplies and maintenance tools.
• Reports emergencies and coordinates with staff or authorities as needed.
• Oversees snow removal, salting, and exterior surface maintenance.
• Cleans bathrooms, hallways, and common areas; maintains lighting fixtures.
• Maintains site security and tenant records; handles tenant inquiries.
