Job summary

Canadian Breaks Consulting, LLC is seeking an LSS Construction Manager – Consultant to lead life safety electrical scope on large hi-tech projects. This role is fully onsite in Childress, TX and interfaces with design teams, clients, and subcontractors to mitigate technical issues.

The candidate should have 5+ years in electrical construction with low voltage life safety experience, strong coordination skills, and a Bachelor’s degree in engineering or construction management.

About the Role
Introduction

The Life Safety Systems (LSS) Construction Manager manages the life safety electrical scope and its information from start to finish on large hi-tech projects, working within the construction management department and reporting to the Electrical Project Manager. This role works closely with design professionals, clients, subcontractors, and craftspeople to address complex electrical coordination issues, and leads onsite electrical quality control efforts including document review from preconstruction through commissioning and punch list. The LSS Construction Manager is on the front line of avoiding and solving the technical problems that arise on fire alarm, mass notification, detection, suppression interface, and related low voltage life safety systems. This position is fully onsite at the project in Childress, TX.

Qualifications
Required
  • 5+ years of electrical construction experience, including low voltage life safety systems scopes, with specific experience on industrial and/or high-tech projects.
  • High school diploma or GED required. Bachelor's degree in Electrical Engineering, Civil Engineering, or Construction Management, or an equivalent degree and/or equivalent field work experience.
  • Thorough understanding of all aspects of low voltage electrical construction, including the ability to interpret and implement installations in compliance with local authority permitting codes and site specifications.
  • Able to work fully onsite in Childress, TX, ascend and descend ladders, scaffolds, and stairs, work in confined spaces and in proximity to loud equipment, access all areas and levels of an active construction site, pass a pre-employment drug and alcohol screen, and work in the United States without sponsorship. A valid driver's license is required.
Preferred
  • Fire alarm, mass notification, detection, and suppression interface experience on large industrial or high-tech fabrication projects.
  • Familiarity with low voltage distribution, UPS equipment, and electrical installations on large mechanical and process equipment.
  • Experience estimating low voltage electrical budgets, managing subcontractor buyout, and administering contract modifications.
  • Education background in materials and methods of construction.
  • Strong understanding of construction means and methods, sequencing, and field practices.
  • Proficient in Windows and Microsoft Office 365 (Excel, Word, Outlook, Power Point and Teams), and have a strong understanding of working within a computer network.
  • Experience with project management software such as Prolog, Procore, E-Builder, Bluebeam, Microsoft Project, and Primavera Project Planner (P6).
  • Experience with design software such as AutoCAD, Revit and Navisworks.
  • Training in design and construction document reading, design specifications, survey theory and techniques.
  • Experience in organizing technical data in a neat and accurate method. Familiar with Construction Specifications Institutes (CSI) MasterFormat.
  • Highly developed visual observation and interpretation skills.
  • Ability to work well and maintain a cooperative attitude in a fast-paced environment and manage multiple priorities.
  • Excellent time-management skills and ability to multi-task and prioritize work while frequently interrupted by phone calls and questions on work in progress.
  • Excellent written and oral communication skills with an ability to develop strong interpersonal relationships.
  • Ability to work closely with variety of trade and craft people in a field work situation. Patience and professionalism are essential.
  • Must be a strong team player with the ability to collaborate with various personnel within and across departments and at all levels of leadership.
  • Work schedule must be flexible to allow extended hours or off-shift work to accommodate changing construction schedule and sequences.
Key Responsibilities
  • Oversee life safety electrical subcontractor and vendor installation work daily to ensure they are maintaining their installation schedule, and support system startup and commissioning activities.
  • Interface between Area Construction Managers and multiple subcontractors to assist in coordinating mechanical and electrical system startups.
  • Run startup meetings involving Area Construction Managers, design team members, multiple subcontractors, local utility agencies, and clients to coordinate and drive system startup activities.
  • Verify all documentation is complete and equipment being prepared for startup is construction complete and can be safely started.
  • Coordinate MEP systems with civil, architectural, and structural elements within the overall project design.
  • Interpret construction documents, control sequences, and technical manuals.
  • Review and process project submittal information and coordinate between multiple submittals to ensure the accuracy and functionality of each component of the various systems.
  • Receive and distribute requests for information (RFI) and change documents issued by other team members.
  • Conduct field surveying layout of control lines and benchmarks.
  • Organize and facilitate training of the client's personnel in the operations and maintenance of the systems.
  • Organize, ensure completion of, and file record documents.
  • Assist in estimating life safety electrical budgets, secure subcontractor and equipment buyout, and manage subcontractor contracts and contract modifications.
  • Oversee billing and schedules of values for life safety electrical subcontractors and vendors, and assist with managing team project staffing.
  • Write and publish meeting minutes, schedule graphs, and activity checklists, and serve as the technical advisor at the onsite field construction office.
  • Provide status, risk, and mitigation updates to CBC leadership and the client.
