Position Summary
The Licensed Property Manager is responsible for the ongoing management of residential and commercial rental properties. This includes entering into new Property Management Agreements with rental property owners; overseeing building & property maintenance; managing tenant placement, leases, & tenancy life-cycles, managing owner funds and accounting; coordinating vendors & contractors; enforcing lease compliance; and maximizing property performance and profitability.
Qualifications and Skills
- Degree in Business, Accounting, Real Estate, or a related field preferred.
- 3–5 years of property management experience (commercial or residential, depending on property type).
- Required: Active Oregon Real Estate License (Property Manager or Principal Broker).
- Familiarity with Property Management Agreements, leases, and other contracts.
- Thorough knowledge of Oregon Real Estate law, Landlord-Tenant law, and federal/state/local housing law.
- Strong communication and interpersonal skills.
- Strong accounting and financial reporting proficiency.
- Excellent problem-solving and conflict-resolution skills.
- Proficiency in property management software (Appfolio preferred).
- Ability to work independently and to manage other people (administrative staff and subcontractors).
- Must have an approved driving record, valid driver’s license, and meet insurability standards.
- Must have an approved background check and drug screen.
- Must maintain a substance-free working environment.

Role and Responsibilities
Sales and Owner Relations
- Engage with potential clients, evaluate properties, determine clients/properties that are a good fit.
- Negotiate and enter into Property Management Agreements with property owners (clients).
- Maintain relationships and frequent, clear communication with property owners.
Team Supervision:
- Directly supervise team members, including Property Management Assistants.
- Provide leadership, training, and performance feedback to team members.
- Participate in hiring, onboarding, and performance evaluations of team members.
Lease Administration & Tenant Relations:
- Manage turnovers, advertising, showings, screenings, and leasing; coordinate move-ins and move-outs.
- Prepare and enter into lease agreements
- Maintain accurate lease files and records.
- Conduct market rent analyses, and issue rent increase notices and lease renewal options.
- Prepare and serve notices; file evictions.
- Respond to tenant inquiries, service requests, and issues in a timely and professional manner.
- Enforce lease terms and policies; manage all landlord-tenant communication
Maintenance & Operations:
- Coordinate routine and emergency maintenance; manage contractors and maintenance technicians.
- Oversee service contracts and ensure compliance with quality standards.
- Conduct regular property inspections and ensure compliance and habitability.
- Solicit bids and negotiate contracts for services (e.g., landscaping, janitorial, HVAC).
- Supervise vendor performance and manage service delivery expectations.
Financial Management & Compliance:
- Maintain Clients’ Trust Accounts in accordance with Oregon Real Estate Agency rules.
- Prepare monthly and annual financial statements for owners.
- Review and approve invoices; manage accounts receivable and collections.
- Monitor financial performance, identify variances, and implement corrective actions.
- Maintain appropriate licenses & certifications.
- Ensure compliance with all applicable local, state, and federal regulations.
