WinnCompanies is searching for a Property Manager II to join our team and assist at multiple properties in Chelsea, MA, managing a total of 233 units. The role involves splitting time between a main office and a satellite office approximately one mile away.
The successful candidate will effectively manage, market, and maintain the apartment communities, meet financial objectives, and ensure compliance with all regulatory standards.
Work Schedule: Monday through Friday, from 8:30AM to 5:00PM.
Responsibilities
- Collaborate with senior management to establish appropriate rent levels.
- Review rent schedules and oversee rent increases and renewals.
- Maintain high occupancy levels.
- Process move-ins, move-outs, recertifications, and renewals accurately and timely.
- Approve rental applications following property and agency standards.
- Follow marketing policies and reporting requirements.
- Organize and maintain tenant files.
- Ensure property data accuracy in software systems.
- Maintain compliance with state and federal regulations.
- Oversee property and grounds maintenance.
- Coordinate maintenance activities and controls.
- Report incidents, accidents, and injuries per company policy.
- Resolve resident issues promptly.
- Prepare and manage the property's annual budget.
- Provide financial reports and variance analysis.
- Solicit bids and process purchase orders and invoices.
- Collect and deposit rents and fees in accordance with laws and policies.
- Hire, train, and develop staff using company directives and PDP.
- Conduct weekly staff meetings and embody Winn Principles.
Requirements
- High school diploma or GED.
- At least 3 years of relevant experience.
- 1-3 years supervisory experience.
- Valid driver's license and good driving record.
- Bilingual in English and Spanish.
- Experience in affordable housing and LIHTC certifications.
- Knowledge of property management, landlord-tenant laws, and software systems.
- Excellent customer service and communication skills.
- Ability to multitask and work with diverse groups.
Preferred Qualifications
- Bachelor's degree.
- Knowledge of marketing and leasing techniques.
- NAHP certifications (CPL, SHCM, CAM MA-C3P).
