Job summary

NRP Group is seeking a Leasing Specialist for our San Antonio property to maximize occupancy by generating qualified traffic, conducting tours, and coordinating move-ins with exceptional customer service.

Under the Community Manager, you will conduct market surveys, nurture referrals, manage documentation, and ensure compliance with Fair Housing and occupancy standards while maintaining curb appeal and consistent communication with prospects.

Qualifications

  • Experience in leasing, sales, or customer service roles.
  • Familiarity with property management software and MS Office.
  • Knowledge of quick response, follow-up, and closing techniques.

Responsibilities

  • Conduct leasing activities at the property, respond to inquiries, give tours of apartments and amenities.
  • Follow up with prospects and coordinate move-ins.
  • Perform market surveys and competitor shop to inform pricing and promotions.
  • Develop and monitor on-site marketing programs and referrals from merchants/neighborhoods.
  • Maintain files, payments, and paperwork; ensure compliance with policies and fair housing rules.

For additional information, please visit www.NRPGroup.com.Under the direction of the Community Manager, the Leasing Specialist is responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service.Essential Functions Statement(s):Sales/MarketingConduct all leasing activities at the property, responding to telephone inquiries, providing tours of apartments and amenities, following up with prospects, and coordinating all move-insPerform telephone market surveys and physical shops of competitorsRecommend strategies and programs for on-site marketing activityDevelop and monitor merchant/neighborhood referral programs for move-in packets, newsletters, and resident retentionInitiate sales outreach plans including but not limited to new development, community management, internal and external communication, and supportRecommend programs and strategies to increase qualified traffic and closing ratiosMaintain passing e-shop, phone shop, and physical shop scoresMaintain closing ratios in line with NRP policies and proceduresMaintain a working knowledge of the LIHTC program and be able to help ensure file complianceAdministrativeAdhere to all NRP prospect and resident follow up procedures including, but not limited to, sales, service, request and random follow upInspect apartments with the new residents at move in and complete all the necessary paperworkSupport Community Assistant with tracking renewals, lease expirations, and notices to vacateCollect and accurately process and report receipt of application fees, security deposits, rents and other feesAccurately process and report receipt of application fees, security deposits, rents and other feesKeep files, desk, and leasing area organizedComply with all Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standardsInspect market ready units and models each morning, ensure models/mini-models are stacked with refreshments, lights on and show readyMay occasionally be required to assist at other propertiesRun errands to support the property as necessaryCustomer ServiceAssist in planning of resident functionsWalk the property for curb appeal and overall property appearanceAssist with the monitoring and directing of service operations to ensure service requests are completed within 24 hours and curb appeal standard are metProvide excellent customer service and display courteous and professional attitude toward all customersMaintain availability for resident functions, community affiliated events and weekendsPerform other duties as requiredSKILLS & ABILITIESEducation: High school diploma or equivalent, college preferred, Tax Credit Specialist (TCS) accreditation preferredExperience: 1-year customer service or sales experience (or relevant education)Technical Skills: Strong computer skills and proficiency in Microsoft Office, Yardi Experience preferredOther Requirements: Valid Driver’s License and reliable transportationThe NRP Group is committed to a policy of assuring that all employees and applicants for employment are recruited, hired, assigned, placed, transferred, demoted, laid off, terminated, paid, trained, and generally treated during employment on the basis of qualifications and merit; without discrimination due to color, race, religion, sex (including pregnancy or marital status), sexual orientation, gender identity and expression, age, national origin, ancestry, veteran status, military status, disability, genetic information, citizenship, or any other classification or activity protected by federal, state, and local law and ordinances.
