Job Description Summary

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities:

• Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit screening, background checks, and lease signing.
• Inspect apartments before move-in to ensure readiness and coordinate with maintenance for any outstanding issues.
• Stay informed on market conditions, develop marketing plans, and implement strategies to boost occupancy.
• Create traffic through marketing activities, referral programs, internet marketing, and community events.
• Utilize property management software (OneSite, Yardi, etc.) to track activities and manage resident data.
• Ensure show units meet quality standards, maintain appealing displays, and prepare leasing offices daily.
• Follow up with prospects and residents to ensure satisfaction and finalize lease or renewal decisions.
• Support lease renewal activities by preparing renewal packages and contacting residents in advance.
• Respond promptly to resident concerns and coordinate with relevant teams to resolve issues.

Required Licenses or Certifications

• Must have all licenses/certifications required by jurisdiction.
• Valid driver’s license required to operate golf carts on property.

Physical Demands

• Ability to stand, walk, sit, bend, climb, and reach for extended periods.
• Work outdoors in all weather conditions.
• Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Travel may be required for property support, training, or meetings.
• Flexible schedule, including evenings, weekends, and holidays.
