Job description

Join a team that's redefining property management.

At 2B Living, we do things differently - we Solve Hard Problems, Grow Courageously, and Row Together to create thriving communities. As a Leasing Manager (LM) based at our San Leandro office, you'll play a vital role in driving occupancy and revenue across our East Bay portfolio while delivering an exceptional leasing experience to prospects, residents, and property owners alike.

ABOUT THE PERSON:

First and foremost, we are looking for a team player who has excellent customer service skills and will execute their work with the company's vision and Core Values through every interaction with owners, tenants, and vendors. The Leasing Manager must be a self-starter with a start-up mentality who proactively solves hard problems and has an "ownership mindset" of their properties and clients. The Leasing Manager's performance has a profound impact on the overall performance and health of their properties. We are a close-knit team looking for someone to work smart with as we continue to expand our East Bay business and execute our vision of curating a tenant experience that is fundamentally low-friction without lacking high touch, from the initial inquiry through to their eventual move-out.

KEY RESPONSIBILITIES:

  • Design and execute marketing activities to create and drive traffic to our East Bay communities, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, email, and other websites), and following other property-specific marketing plans, drives, and special programs.
  • Schedule and conduct showings using lead management software ShowMojo.
  • Process applications quickly and accurately and draft leases, lease addenda, and lease renewals.
  • Manage leasing requests from existing tenants with the assistance of Leasing Coordinators, including lease breaks, roommate additions, unit transfers, etc.
  • Inspect apartments prior to resident move-in, ensure apartments are in move-in ready condition, and schedule any outstanding items to be addressed with the maintenance team.
  • Perform all sales and leasing activities to achieve each property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
  • Execute and perform activities in support of each property’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
  • Track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
  • Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
  • Be a master of the East Bay rental market and truly own the leasing process from end to end at all assigned properties.
  • Stay informed about current market and competitor conditions that may impact each property’s occupancy and sales results; develop and implement short- and long-term marketing plans and goals to sustain occupancy; and follow each property’s established policies related to concessions, specials, and other programs to boost occupancy.
  • Set rents and make rent recommendations; recommend adjustments for units that are not renting quickly; and advise on unit renovations to increase revenue.
  • Update owners on upcoming and current vacancies on a weekly basis.
  • Ensure that properties and show units meet the Company’s standards for show quality by inspecting the marketing corridor and leasing tour daily, communicating maintenance and upkeep needs to the property’s maintenance team members, and ensuring a physically appealing show unit and/or model and amenities.
  • Report to the Regional and Portfolio Manager(s) of the East Bay region.
  • Use the property management software (AppFolio).

WHO YOU ARE:

  • A Relationship Builder – You possess clear verbal and written communication skills and are good at establishing relationships with all levels of the organization, external clients, and property owners.
  • A Tech-Minded Individual – You are able to make technology work to your advantage and do not shy away from new technology. You demonstrate proficiency in the use of tech tools and continually seek new ways to use and develop your skill set.
  • A Team Player – You are united with teammates in delivering the best experience to current and prospective residents and clients.
  • Organized and Accountable – You are flexible and able to juggle the changing priorities of the portfolio.
  • Analytical – You are comfortable working with numbers, interpreting financial statements, evaluating trends, and analyzing data.
  • An Achiever and Problem Solver – You have a proven track record of acting decisively, thinking big, and managing time to meet deadlines, solve problems, and contribute to the team.
  • Flexible and Adaptable – You understand that solutions to property issues and concerns may vary; knowing the world isn’t black and white allows you to comfortably operate in the gray when needed.
  • Motivated – You invest extra energy to reach your goals and create strong relationships with team members and residents.
  • Solution-Oriented – You follow through on commitments, letting clients and tenants know that they matter.

WHAT WE ARE LOOKING FOR:

  • Multifamily, multi-site leasing experience – 2+ years preferred but not required.
  • Must have a valid California Real Estate License.
  • Sales-driven, problem-solving, and open-minded individual ready to make this role their own and grow with 2B Living.
  • Strong written and verbal communication skills.

  • Knowledge of East Bay neighborhoods, community pricing, and availability, and the ability to clearly communicate the benefits of each community and surrounding area.
  • Working knowledge of Microsoft Office Suite (Word, Excel) and Google Workspace.
  • Ability to work weekends as business needs require.
  • Working knowledge of AppFolio and ShowMojo is a plus.
  • Building lease-up and marketing/branding experience is a plus.

COMPENSATION:

  • Commensurate with experience – range $27-$30/hour.
  • Commission component – $250 per lease, which can net out to ~40–50% of the base hourly rate.
  • Eligible for annual performance bonuses.
  • Position available immediately.
