Job summary

GC Realty & Development, LLC is seeking a Leasing Manager to lead the leasing team and own the end-to-end process, from marketing vacancies to signing leases. You will set rental rates based on market conditions and manage showings, applications, and lease renewals with a 2-person showing team and a marketing coordinator.

The role demands a minimum of 3 years as a Leasing Agent with supervisory experience, plus an Illinois Broker's License and strong knowledge of landlord/tenant law.

Qualifications

• At least 3 years as a Leasing Agent with 1+ year supervisory experience.
• Illinois Broker's License required, no exceptions.
• Experience with third-party leasing and owner agreements.
• Strong knowledge of local landlord/tenant laws.
• Proficient with MLS and rental databases for pricing and marketing.

GC Realty & Development, LLC has spent 23 years building one of Chicagoland's leading property management and brokerage companies. We manage roughly 1,500 units for 500+ private investors across the city of Chicago and 100s of suburbs, and none of that works if vacant units aren't getting filled fast with the right residents. We're hiring a Leasing Manager to lead our leasing team and own that process end to end, from setting rental rates to executing the lease.

Salary: $60,000 to $70,000 per year, based on experience, plus the package below.

What You'll Do:

• Own The Leasing Process: Oversee everything from marketing vacant units to executing the signed lease.
• Set Rental Rates: Provide rate quotes for new and existing clients based on market conditions.
• Approve Marketing: Sign off on marketing strategy and adjust rates on all vacant units.
• Manage Showings: Keep showing schedules full, and jump in on any property with no applications after 7 days.
• Review Applications: Approve or deny every application within 3 days, including new subsidy programs or grants.
• Manage Leases: Review new leases and renewals for accuracy before execution.
• Lead the Team: Lead a team of 2 showing agent employees, 2 1099 showing agents, a marketing coordinator, and an underwriter, coaching and holding them accountable, and making sure they're properly staffed to handle showing volume.
• Handle Escalations: Own leasing client escalations and keep clients updated on status.
• Stay Compliant: Ensure every leasing activity follows local and state landlord/tenant law and company policy.

What You'll Bring:

• Experience: At least 3 years as a Leasing Agent, plus 1+ years in a supervisory role (5+ years as a Leasing Supervisor preferred).
• Illinois Broker's License: Required, no exceptions.
• Landlord/Tenant Law Knowledge: Working understanding of local and state landlord/tenant law, including suburb and village rental requirements.
• Third-Party Leasing Knowledge: Experience with leasing, owner agreements, and documents for third-party landlords.
• Market Knowledge: Comfort using the MLS and other rental databases to price, compare, and market units.
• Team Leadership: A track record hiring, training, coaching, and holding a leasing team accountable.
• Customer Service: Strong front-line skills with tenants, applicants, clients, vendors, and other real estate professionals.
