The Leasing Manager is responsible for overseeing activities related to apartment rentals, move-ins, move-outs, and lease renewals. This role handles marketing and interacts directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. The Leasing Manager provides a positive working environment, quality community living, and a high standard of operations to meet Avanti's objectives and marketing plans.

What You’ll Do…

  1. Conduct in-person tours with prospective residents who arrive at the property and perform warm hand-offs for scheduled tours.
  2. Manage the leasing process from initial contact, utilizing the warm handoff technique, property touring, selling the property/apartment, and setting up leases with the Application Admin.
  3. Ensure the community maintains occupancy goals. Create strategy reports to send to RD/VP as needed.
  4. Ensure “model” apartments and target apartments are ready for show; maintain community curb appeal.
  5. Train leasing specialists in touring and leasing processes, including reviewing closing ratios and shop reports.

Requirements

What You Need to Succeed…

  1. High School Diploma or GED required.
  2. 2+ years of apartment leasing experience preferred.
  3. 2+ years of customer service experience preferred.
  4. Knowledge of property management software, preferably YARDI, preferred.
  5. Excellent organizational and time management skills to handle interruptions and changing priorities.
  6. Ability to work independently, be accountable, and self-motivated.
  7. Excellent written and verbal communication skills.
  8. Knowledge of phone and email procedures and etiquette.
  9. Ability to thrive in a fast-paced environment.
  10. Pass criminal background screening prior to employment.
  11. Possession of a valid driver's license and up-to-date vehicle insurance or reliable transportation.
