The Leasing Manager is responsible for overall success of the leasing operation and achieving the market’s occupancy and leasing goals and objectives by planning, organizing, and executing pricing and leasing strategy. Ensures homes are advertised and priced correctly through daily attention to property data in the company’s information systems. Ensures new clients receive excellent customer service. The Leasing Manager delivers training and support and provides daily direction to Leasing Agents.

What You’ll Do

  • Ensures data accuracy for all leasing activity (inclusive of pricing, available dates, application status, Leasing Agent notes, marketing verbiage, photos, etc.) within MLS, Yardi and Salesforce

  • Manages pricing for pre-marketing and available homes, conducting semi-weekly review of leads and rent adjustments.

  • Manages premarketing efforts to ensure homes are listed timely and availability dates are accurate.

  • Assists Leasing Agents with client inquiries, application questions and uploading of income documents daily

  • Reviews weekly and daily management reports and Leasing Agent performance and sets leasing goals for Agents to meet occupancy and rent growth objectives

  • Facilitates Leasing Agent meetings to review initiatives and set team goals, and deliver training and coaching

  • Manages MLS listings including input of listings, price reductions and status updates

  • Coordinates move-in activities with the Maintenance Team and Leasing Agents to ensure homes are inspected and prepared for move in

  • Ensures Leasing Agents meet requirements to visit homes, update condition and price recommendation notes, and contact clients timely

  • Shops competitors and completes monthly and quarterly market survey

  • Manages new client and current resident escalations as it relates to leasing, pricing, Leasing Agent and move-in concerns

  • Processes internal and external leasing commissions weekly

  • Ensures the leasing process for housing subsidy clients adheres to company guidelines and complies with housing authorities.

Who We’re Looking For

  • High school diploma or equivalent is required

  • Minimum three years of residential leasing and/or management experience is required

  • Real estate license (if required by state)

  • Other licenses and/or certifications as required by state law

  • Current driver’s license and automobile insurance

  • Comprehension of federal fair housing laws and any applicable local housing provisions

  • Proficiency in Yardi Voyager and Salesforce preferred; working knowledge of Microsoft Outlook, Word, Excel

  • Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people

  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce

  • Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines

  • Must be proactive, self-directed, highly motivated and able to multi-task

  • Ability to read and comprehend financial statements and reports; ability to perform moderate mathematical and accounting functions

  • Ability to identify, analyze and resolve issues

  • Ability to be flexible and quickly adapt to changing business needs and processes

  • Ability to negotiate, influence and gain consensus; close a sale

  • Ability to exercise independent judgment and maintain confidentiality

  • Ability to lead a team and successfully delegate

Salary Range
The salary range for this position is: $61,650.00 - $106,860.00, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will be dependent upon the individual's skills, experience, qualifications, location, and applicable employment laws.
