As a Leasing Director, you'll be the driving force behind creating an exceptional living experience for our residents. Your ability to build strong relationships, strategically manage leasing operations, and showcase the unique personality of each property will set the tone for success. By leading a dynamic leasing team, optimizing occupancy, and fostering a sense of community, you'll help uphold the Greco Seal of Approval, where every property has its own story and personality.

This position will start 8/1/2025.

Responsibilities:

  • Works hand-in-hand with Service Manager(s) to ensure leasing goals of property are achieved through leasing and renewal retention.
  • Respond to leads
  • Provides tours of apartment and community to potential residents for purpose of leasing apartments.
  • Discusses with potential residents the advantages of leasing at the property.
  • Closing the sale
  • Screens rental applications and qualifies potential residents.
  • Negotiate rates and terms for leases as needed within budgeted parameters.
  • Proposes pricing adjustments as needed by monitoring costs, competition, and supply and demand.
  • Creates strong working relationship with referring partners (locators, realtors, corporate housing companies, relocation companies).
  • Responsible for reviewing the leasing files to ensure accuracy.
  • Submits commission reports monthly in a timely manner.
  • Complies with all Federal and Local Fair Housing regulations and ordinances.
  • Attend weekly leasing meeting and monthly marketing meeting.
  • Other duties as assigned.

Skills and Qualifications:

Required:

  • 2 years of experience in sales or sales management role in Property Management
  • 2 year college degree
  • Must have a strong sales background with a solid history of meeting and exceeding sales goals
  • Must be competitive and self-motivated with a strong, independent work ethic.
  • Demonstrated success with negotiating sales
  • Must be proficient in Microsoft Office.
  • Demonstrates excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment.
  • Must be attentive to detail and adhere to company standards.
  • Excellent verbal and written communication skills
  • Weekend availability
  • Valid Drivers License with a clean driving record required

Preferred:

  • Leasing, marketing, and/or property management experience
  • Knowledge of the Minneapolis/Shoreview real estate market
