Job Title: Leasing Consultant
Supervisor: Community Manager
FLSA Status: Non-exempt (Hourly)
Job Summary:

Shows and leases apartments to prospective residents and supports the community's marketing plan.

Essential Duties and Responsibilities:
  1. Assists applicants in completing rental applications and collects security deposits.
  2. Prepares and maintains model and target apartments for showings; keeps work areas and office clean and organized; ensures the community's curb appeal.
  3. Knows lease terms, specifications, and community policies thoroughly.
  4. Uses effective telephone and sales techniques.
  5. Understands Fair Housing Standards.
  6. Familiar with leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; stays informed of current rental rates, apartment sizes, locations, and amenities.
  7. Maintains contact with apartment locator services and local businesses; updates informational materials periodically.
  8. Monitors and analyzes competitive properties.
  9. Develops knowledge of application procedures, screening processes, and rental policies.
  10. Supports ongoing resident retention programs under the Community Manager's guidance.
  11. Maintains accurate resident and community files.
  12. Prepares and updates market surveys monthly.
  13. Processes administrative forms, reports, and related information efficiently and promptly.
  14. Reports unusual or extraordinary circumstances concerning the community or residents.
  15. Handles resident requests and complaints courteously and efficiently.
  16. Maintains a professional appearance and conduct at all times.
  17. Seeks educational opportunities and self-improvement for personal growth.
Supervisory Responsibilities:

This position does not have supervisory responsibilities.

Qualifications:

Successful performance requires the ability to perform essential duties satisfactorily. Reasonable accommodations may be made for individuals with disabilities.

Education and/or Experience:

High school diploma or GED; or 1-3 months related experience/training; or equivalent combination of education and experience.

Language Skills:

Ability to read and interpret safety rules, manuals; write routine reports; speak effectively before groups.

Mathematical Skills:

Ability to perform calculations involving discounts, interest, commissions, proportions, percentages.

Training, Certificates, Licenses, and Designations:

Fair Housing certification within 1 day of hire; Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses within 7 days of hire; CAM or RAM designations are recommended.

Reasoning Ability:

Ability to understand and carry out detailed instructions; solve problems involving concrete variables in standard situations.

Physical Demands:

Regular use of hands, talking/hearing; frequent standing, walking, sitting, reaching; occasional climbing, stooping, kneeling, crouching; lifting up to 10 pounds; vision requirements include close, distance, color, peripheral, depth perception, and focus adjustment.

Work Environment:

Frequent exposure to outdoor weather conditions; moderate noise level; accommodations available for disabilities.
