Job Summary:

Shows and leases apartments to prospective residents and supports the community's marketing plan.

Essential Duties and Responsibilities:
  • Assist applicants in completing rental applications and collect security deposits.
  • Ensure that model apartments and target apartments are ready for showings; maintain cleanliness and curb appeal.
  • Thorough knowledge of lease terms, community policies, and specifications.
  • Utilize effective telephone and sales techniques.
  • Understand and adhere to Fair Housing Standards.
  • Apply leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; stay informed of rental rates, community amenities, and property details.
  • Maintain contact with apartment locator services and local businesses; update informational materials periodically.
  • Conduct competitive property shopping.
  • Develop knowledge of application procedures, screening policies, and rental policies.
  • Implement and maintain resident retention programs under the Community Manager’s guidance.
  • Maintain accurate resident and community files.
  • Update market surveys monthly.
  • Process administrative forms, reports, and related information efficiently and timely.
  • Report unusual or extraordinary circumstances regarding the community or residents.
  • Handle resident requests and complaints courteously and efficiently.
  • Maintain professional appearance and behavior at all times.
  • Seek educational opportunities for personal growth and development.
Supervisory Responsibilities:

This position has no supervisory responsibilities.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made for individuals with disabilities.

Education and Experience:

High school diploma or GED; or 1-3 months related experience and/or training; or an equivalent combination of education and experience.

Language Skills:

Ability to read and interpret safety rules, manuals, and procedures; write routine reports; speak effectively before groups.

Mathematical Skills:

Ability to calculate discounts, interest, commissions, proportions, and percentages.

Training, Certificates, Licenses, and Designations:

Fair Housing certification within 1 day of hire; Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses within 7 days. CAM or RAM designations are highly recommended.

Physical Demands:

Regularly use hands, talk, hear; frequently stand, walk, sit, reach; occasionally climb, stoop, kneel, crouch, or crawl; lift up to 10 pounds. Visual abilities include close, distance, color, peripheral, depth perception, and focus adjustment.

Work Environment:

Frequently outdoors; moderate noise level; accommodations available for disabilities.
