Description

The Leasing Consultant is responsible for duties related to leasing, retention, and occupancy for the community while promoting resident satisfaction. Create a lasting influence on visitors, prospects, and residents through a customer service focus.

Responsibilities

• Greet prospects and qualify by covering all criteria (ask questions, utilize completed guest cards, etc.)
• Prepare move-in packages and lease paperwork.
• Immediately record all telephone and in-person visits on appropriate reports. File your guest cards and maintain them according to established procedures.
• Inspect models and available units; communicate related service needs to the Community Manager.
• Have the prospect complete the application and secure a deposit following company procedures and Fair Housing laws.
• Update availability reports and process applications for approval (credit check, rental history, etc.). Submit applications to the Community Manager for approval.
• Assist in monitoring renewals. Distribute and follow up on renewal notices.
• Monitor advertising effectiveness. Gather information about market competition and file reports.
• Represent the company professionally at all times.
• Accept rental payments and promptly give them to the Assistant Community Manager.
• Type lease agreements, complete paperwork, and input information into the Yardi System accurately and timely. Review with the Community Manager before signatures.
• Assist management with other tasks as required.
• Implement community policies consistently.

Requirements

• Experience working with the public and/or in sales.
• Fair Housing Certification or willingness to obtain before interacting with prospects.
• Ability to support and contribute to the community team.
• Strong oral and written communication skills.
• Proficiency with telephone, personal computer, Microsoft Office (Word, Outlook), and community software.
• Positive attitude and professionalism at all times.
• Participation in training to comply with laws.
• Flexible schedule, including evenings and weekends.
• Two years of relevant customer service experience.
• Neat, clean, and professional appearance.
• Ability to handle customer concerns effectively.

Education

High School Diploma or Equivalent

Physical Requirements

• Ability to sit, stand, climb, and stoop for extended periods.
• Walk the property for up to 8 hours or more in various weather conditions.
• Climb stairs to show properties.
• Lift up to 30 lbs as needed.
